So it has been 24 years since I entered the industry of Real Estate:
In the 80's, we were just coming out of double digit interest rates, 15-18%, ARMS were born in the early 80's, since most couldn't afford a fixed rate. Straight, no qualifing assumptions were BIG!
In the 90's, WOW! Building boom, rates down, FHA decided that allowing assumable mortgages wasn't such a hot idea. Several ownership changes, then a default, the an "I don't care!" from the original borrower.
In the early '00s, Boom again for everything, low rates, crazy appraisals, no-cash in the sales loans like … (2 comments)

referral: Marketing or Techno-Babble - 11/22/08 11:30 AM
I was answering a question about "inexpensive" marketing ideas, and I was hit with a number of responses that confused me. Well, not confused, shocked more rightly.
It seems to me that with many suggestions about how to market ourselves...email another card, send a post card... beg relatives and friends (COI) for leads, blog, and set up yet another website (that no one will ever see), most of this methods revolve around sitting behind the computer trying to get leads.
Most of these ideas are PASSIVE, "SIT ON YOUR HANDS", MARKETING. With the exception of asking family for leads...that just doesn't work all that well or that often.
