The most recent issue of the Michigan Realtor (MAR) is out and has a great article outlining the Michigan housing market compared to the rest of the country.  To sum up the article:
Michigan did not rise to the housing value heights that other states have; Housing market recovery will likely follow an economic recovery in Michigan; Michigan housing prices are back to 1999/2000 price points. Anyone else see the quote of the day from Inman News?  "Six-inch hooker heels" is how Bill Gross of PIMCO, the world's largest bond fund describes the attractiveness of mortgage-backed securities (MBS) and collateralized debt obligations (CDOs) to the ratings agencies.

What appears to be a regular feature on this blog, is the monthly rolling out of Big House Data's housing stats.  Well, let June be no exception!
From the BHD Executive Summary:
The mantra in this market is: price moves homes.  Location, price and condition are the traditional three keys to selling real estate.  Sellers have ultimate control over two of the three.  When condition and price converge in the mind of the buyer, the property sells.  And the stats show that compared to last year's market, 84% of the buyers are still there. Sunday's Ann Arbor news spotlights the coming boom in foreclosures to Washtenaw County.  It was thought that Ann Arbor and the surrounding environs was a relative island amongst the pain in the housing market in SE Michigan.  However, every island, no matter how beautiful and idyllic will see some storms and this appears to be ours.
The first article in Sunday's paper is about prospective speculators/investors snapping up properties at the courthouse steps.  If you are considering going after foreclosed properties as an investment, the article does not do enough to stress enough the need for detailed due diligence on any property that … (4 comments)

The Ann Arbor school district is looking for more kids.  Compared to last year, the district is down about 200 kids.  This has prompted the school board to look at ways to bump up the revenue stream.  By their own estimates, there are 4,000 kids in Ann Arbor that attend charter or private schools as opposed to the Ann Arbor school system.  This translates into $37.5 Million in new dollars that could come into the district.  While the income stream has been estimated, the district appears to be fuzzy on how much this could cost them in actually educating and teaching these … (1 comments)

Well, this could be an interesting year for real estate in Washtenaw County.  What initially looked like a split personality in the market, finally resolved itself in March.  The first quarter of 2007 is behind us and it is safe to say that the market is getting tougher on sellers.

A sad, yet interesting phenomenon has been happening with greater frequency in the realm of real estate.  That's the talk of and acceptance of short sales as a way to sell a home.
Short sales, in the "Cliff Notes" version, are the way for sellers to negotiate directly with a bank or note holder the difference in sales price and amount owed on the loan. When it comes to the local market, the media  is simply wrong and one-sided.  The truth of the matter is that Spring has sprung and buyers and sellers are at it again!  Homes are selling--sellers are upsizing, downsizing, and relocating, and buyers are flocking to Well-Priced homes, buying them, and moving in.  Yesterday I wrote an offer on a Well-Priced home in a golf course community and two other agents were doing the same.  Believe it or not, multiple offers are still common and Well-Priced homes are selling fast.

iPods.  Fun technology that allows folks to wander around with their music and video collection at the ready.  Great marketing by Apple, slick design and boom, a piece of technology that many can't live without in their daily routines.  A few years ago, Duke University experimented with giving their incoming freshmen an iPod for the purposes of education.  Made some kind of bleeding edge sense:  students could download the profs curriculum, maybe some of the class seminars and likely some video.  A public university thinking outside the box...kudos.

So Lansing, in all of its infinite wisdom, decides to blow out the proposal on halting the pop-up tax for eighteen months.  Well, we still have a small thing called the Principal Residence Tax Exemption that could greatly affect your tax bill.  The link will take you to a pdf put out by the State of Michigan explaining the different scenarios for the Principal Residence Exemption.

Last week I had the opportunity to sit in on a luncheon with University of Michigan Economist George Fulton and Google Adword's Grady Burnett.  Both speakers were to the point, witty and frank about the current issues facing the Ann Arbor region.

Well, call me shocked!  I didn't think the folks from my former life would catch on that quickly.  I am pleased to point out that the Michigan Legislation has found it in themselves to address the heinous, nearly uncovered, downside to Proposal A from 1994.  Any property purchased from March 1st, 2007 to September 30th, 2008, the proposal states, will be exempt from the pop-up tax for 18 months.
For those just bumping into the fray, Prop A capped homeowner's property tax until a transfer of property occured, i.e. a property sold.  When the property sold, the taxable value is uncapped and … (3 comments)

Ok, so I had to dust off the RSS feed aggregator...I can't believe I missed this article!  According to a March 13th, 2007 Detroit News article the folks in Lansing do recognize a problem with Proposal A in a declining market!
What the article highlights is a proposal to suspend the "pop-up" tax that typically occurs in Michigan when a property transfers ownership.  The proposal is to delay the pop-up by 18 months

That's right!  Big House Data has done it again!  Not only do they provide the only comprehensive stats package for Washtenaw County, they have now split the data between Condos and Homes!
Homes:  Average sales price
Here is the chart showing the average sales price of homes in Washtenaw County.  Not only does it look like the slope on a hill in Colorado, the 12 month moving average trendline is following suit.
