What appears to be a regular feature on this blog, is the monthly rolling out of Big House Data's housing stats. Well, let June be no exception! From the BHD Executive Summary: The mantra in this market is: price moves homes. Location, price and condition are the traditional three keys to selling real estate. Sellers have ultimate control over two of the three. When condition and price converge in the mind of the buyer, the property sells. Sunday's Ann Arbor news spotlights the coming boom in foreclosures to Washtenaw County. It was thought that Ann Arbor and the surrounding environs was a relative island amongst the pain in the housing market in SE Michigan. However, every island, no matter how beautiful and idyllic will see some storms and this appears to be ours. The first article in Sunday's paper is about prospective speculators/investors snapping up properties at the courthouse steps. If you are considering going after foreclosed properties as an investment, the article does not do enough to stress enough the need for detailed due diligence on any property that (4 comments)

Well, this could be an interesting year for real estate in Washtenaw County. What initially looked like a split personality in the market, finally resolved itself in March. The first quarter of 2007 is behind us and it is safe to say that the market is getting tougher on sellers. Average List Price

So Lansing, in all of its infinite wisdom, decides to blow out the proposal on halting the pop-up tax for eighteen months. Well, we still have a small thing called the Principal Residence Tax Exemption that could greatly affect your tax bill. The link will take you to a pdf put out by the State of Michigan explaining the different scenarios for the Principal Residence Exemption. If you are currently under contract to purchase a home, and the sellers have already moved out, or been moved out for some time, check the priniciple residence status or homestead status of the property. Last week I had the opportunity to sit in on a luncheon with University of Michigan Economist George Fulton and Google Adword's Grady Burnett. Both speakers were to the point, witty and frank about the current issues facing the Ann Arbor region. George Fulton's speech can be seen here. 20 years he has been doing this analysis for the Ann Arbor News and every year he has delivered an insightful, frank, yet witty speech. Now with property type specific stats That's right! Big House Data has done it again! Not only do they provide the only comprehensive stats package for Washtenaw County, they have now split the data between Condos and Homes! Homes: Average sales price Here is the chart showing the average sales price of homes in Washtenaw County. 2007 could be an interesting year Well, the first month of 2007 is in the books and on charts! My favorite provider of area real estate statistics, Big House Data, LLC, had a late Valentine's Day Gift for its subscribers - January Housing Numbers! As you can see from the chart to the left, there were a lot of listings in the month of January - 1,318 to be exact. This is the greatest number of residential and condominium listings in the month of January...period. 1,300 listings in a month has typically been reserved for the summer months the last few years. Also, Quarterly Inventory Reports! From Big House Data, LLC here are the latest market reports and analysis for Washtenaw County: With an uncharacteristically mild December, showing activity appeared to pick up around Washtenaw County. While showings do not translate into an equal or even proportionate number of purchase agreements, they are a good indicator that the market still has a pulse. That being said, December represents the last month of 2006. For the Washtenaw County housing market, this was not a bad year.
