Quick Market Overview: As is usual for this time of year, the number of available homes for sale have increased. While not a huge jump, we do see a trend change nonetheless. Notwithstanding this, however, the real estate markets in both Santa Clara and San Mateo counties remain in record territory in terms of prices and well off their average inventory levels over the past 15+ years. Record median prices were seen again in Janaury in the Silicon Valley real estate market, breaking last year's records. Quick Market Overview: What occurs at the end of each calendar year is the expiration of a good many of the listings. For December, this occurred once again with the ending amount of homes available to purchase setting an all-time low in Santa Clara County. Notwithstanding this, however, the real estate markets in both counties remain in record territory. The Silicon Valley real estate market has taken its proverbial foot off the gas pedal. Still a robust market climate, especially for this time of year, the market has cooled a bit. An indication of this is that there are fewer offers per listing than earlier in the year. Now, some of this is normal seasonal variations but, I think, some has to do with that a fever-pitched market can’t last indefinitely. Buyers get burned too many times in multiple offer situations and pull out of contention for a while. Prices thus go into a “choppy” time not really going up nor down. … (0 comments)

It never ceases to amaze me when reviewing the Property History portion of listings how many potential missed opportunities there are to sell a home. As you know, the Property History section contains all listing information in chronological order by MLS number. It includes, list price, date of sale, close of escrow date with final selling price and ALL price changes. It will also show realty firms, listing agents and relisting under a new MLS number.
