As I was discussing in the last blog entry, the house stimulus has been debated and I wasn't quite sure what the credit would be for buyer and how it would be applied or paid back. Today, one day after the Stimulus Package was signed in Denver, here are the numbers that were posted on the National Associations of Home Builders website. I hope everyone is enjoying the new year and feeling positive about the market, our country and life in general. 
 
I am very excited because this weekend is the public opening of the North American International Auto Show in Detroit.  Now for Realtors there has not been a lot to really get excited about in the last year before the rates came down, but I used to sell cars for Mercedes Benz and Jaguar and let me tell you, those poor guys are really challenged right now.  I have been there covering the floor and you're trapped with no customers.

Well the holidays are over and we can get back to business.  I have  new listing that I just posted on Localism.  I actually posted two, but one is about to expire.  Beautiful home in Crestwood, but a difficult time for $800,000 listings.  I wasn't aware that you could post listings on Active Rain.  I hope it will help to expose the listing and eventually helps find my seller a suitable buyer.

Nice busy real estate weekend; inspections for a property that has been a bear from the beginning and an early listing appointment followed by an (lonely) open house.
 
We asked for a 21 day inspection period because the homeowner had storm damage that was supposed to be repaired almost 3 weeks ago.  First it was an issue with the power and now the inspection is on hold because the water that was promised never materialized.  And on we go.  The upside, and there always an upside, is that the house is cute, cute, cute.  Very nicely laid out and renovated … (0 comments)

I was meeting with a buyer client yesterday to pick up a check and some signed disclosures and she mentioned that she has a few questions about the disclosures and the process in general. 
Every time we went to see the home with her family, there was no power.  We were told that it would be on, but it never happened.  We did actually get an accepted contract last weekend with the stipulation that the power be on for the inspections.

I am heading out to speak to a couple about the possibility of listing their home.  They understand that this may not be the best time to sell, but it is an awesome time to buy.  They recognize that there could be some bargains out there in a move up home.  They purchased back in 2002 when the market was pretty strong. Ah first time home buyers, they are as different as snowflakes...sorry about that, but I just met a very nice young lady that works for local caterer.  I was picking up food they donated to feed the masses at the local public radio station during the fall pledge drive (www.louisvillepublicmedia.org) and mentioned that I was a realtor.  That usually starts some sort of conversation about the housing market or the buying process.  She said that she was just settling into a more financially stable lifestyle with the steady day job and thought it would be nice to own a home.  When … (0 comments)

To help people keep up with what is going on in our market; I have decided to post current Listing and Sale statistics from Greater Louisville Association of Realtors.  I will try to do this weekly; we will see how it goes.
As you can see, our local sales are not down 50%.  Sales are down and the sales most likely reflect lower prices, but we are still selling homes.  Remember all Real Estate is local; call me if you want to know what is happening in your neighborhood.

My first blog entry in a while;   I just wanted to update everyone on some non-RE things going on in my life and Louisville.
The first thing is my new car.  I really needed one and found one that is fun and relatively economical.  It is a 2003 Saab 93 Convertible.  I love it.  It is fun to drive and in spite of the unseasonable warm weather, I have had the top down every day.

I live in the Highlands area of Louisville.  It is not downtown urban, but it is a densely populated area that is full of life, people, shops and restaurants.  A couple of weeks ago I had an opportunity to spend some time at a neighbors Vineyard and winery just out south of Louisville.

I haven't blogged in few days.  I have been busy changing over all my marketing material from the old name to the new.  I left Semonin last Monday and joined the Breland Group Realtors in the Highlands.  Although many people think that when you change brokers, it has to be because of something terrible.
