Well according to my desktop countdown clock there are 21 day until the deadline for being under contract. Closing will be another issue. I already have clients calling me with comments about how their lender is not being responsive and betting back to them in a timely manor. I have heard many say the stimulus hasn't really done anything for the housing market; I guess we will see in May. It has made a difference with the group I work with; first time home buyers. I enjoy first time home buyers and guiding them through this process. I had the opportunity (2 comments)

Real Estate is a continuous learning experience. Things you think will or should happen certain ways are always subject to another's thoughts and interpretations. Best rule of thumb is to always get your thoughts down on paper regardless of how obvious the situation may seem. There are plenty of lines on a contract, use them. People will surprise you. Well people are finding us on Facebook. I started a fan page to quiet the critics that were tired seeing my listings on mysocial profile. Although other agents post their listings and every detail about what they're doing in Real Estate, I felt like they were right. It is funny because you would thing some would have more listing if they are going on a listing appointment 3 days a week like they post, but customers don't see that end. The fan page has been fun and has grown 500% in the last few weeks (easy when you start at zero). (1 comments)

This is going to be an interesting day. In addition to hosting a 100 guest cocktail party fund raiser for a local grass roots organization, I am trying to wrap up what has been a busy week with new listings trying to get out there before the deadline runs out for the tax credit. The weather is not cooperating. We have debated the tax credit issue in our office for the last couple of weeks now that everyone seems to have a related story. As I was discussing in the last blog entry, the house stimulus has been debated and I wasn't quite sure what the credit would be for buyer and how it would be applied or paid back. Today, one day after the Stimulus Package was signed in Denver, here are the numbers that were posted on the National Associations of Home Builders website. Although I have not been able to find a definitive number, I have read that the overall total of foreclosures is still relatively low. Unlike the divorce rate, the foreclosure rate is still in the single digits from the (0 comments)

Well there are so many articles posted on line right now regarding the newest tax credit provided by the latest stimulus package. I have read several articles that seem to only be speculating on what is coming, but not giving specific details. I does look like the amount is being bumped to $8000 and that it will likely be a credit that will not require payback. I have also read that if you purchase prior to the April 15th tax filing date, you can take the credit against your 2008 tax liability. I don't know that the details are there yet, (0 comments)

It has been and interesting week trying to get things back in order. We have returned to normal at home, but the work side is still a little crazy. The phone has just stopped ringing.
I have new signs that I am getting ready to put out and a mailing that is going out today. The mailing is going out to renters in my area and I added a new item to the post card, I U I. That stands for Involuntary Unemployment Insurance. I am meeting with a gentleman today that is representing a company that will insure (0 comments)

What an exciting day for our nation. I was in the car dashing home to see the oath of office, but had to settle for NPR's live radio broadcast. I got home in time to view the speech and the balance of the program. I have great expectation for this President and for our country as a whole. I hope the call to service is heeded and a renewed sense of American cooperation, both internal and external, is before us.

Just got back from the North American International Auto Show in Detroit and it was a blast. The show was not a big as previous years, but you really got to get up close to the cars and that is why I go. More about the show in future blog posts.
Today I received an email from our Board with information that was presented as a service to local Realtors as a pep rally. We were encourage to keep a positive attitude and continue to do the things we know need to be done to help our (0 comments)
I am very excited because this weekend is the public opening of the North American International Auto Show in Detroit. Now for Realtors there has not been a lot to really get excited about in the last year before the rates came down, but I used to sell cars for Mercedes Benz and Jaguar and let me tell you, those poor guys are really challenged right now. Hello and happy new year. I have been busy with so many things except blogging. Business is slow, but I am pushing on with marketing and prospecting. I did finally close that one transaction that has provided several opportunities for cathartic blogging. I have never worked with a seller that was just not getting it. In the end my buyer is very happy in her home. I went over and helped her and her family paint; it was a good time. Now I am working with a few buyers who, for one reason or another, pulled out of the market last (1 comments)

Well the holidays are over and we can get back to business. I have new listing that I just posted on Localism. I actually posted two, but one is about to expire. Beautiful home in Crestwood, but a difficult time for $800,000 listings. I wasn't aware that you could post listings on Active Rain. I hope it will help to expose the listing and eventually helps find my seller a suitable buyer. We may actually close a transaction that I have been working on since the first week of November. I was meeting with a buyer client yesterday to pick up a check and some signed disclosures and she mentioned that she has a few questions about the disclosures and the process in general. Every time we went to see the home with her family, there was no power. We were told that it would be on, but it never happened. We did actually get an accepted contract last weekend with the stipulation that the power be on for the inspections. Ah first time home buyers, they are as different as snowflakes...sorry about that, but I just met a very nice young lady that works for local caterer. I was picking up food they donated to feed the masses at the local public radio station during the fall pledge drive (www.louisvillepublicmedia.org) and mentioned that I was a realtor. That usually starts some sort of conversation about the housing market or the buying process. She said that she was just settling into a more financially stable lifestyle with the steady day job and thought it would be nice to own a home. When (0 comments)

I have a client that is just settling into his new home. When we put the offer on the house, one of the sections in the 6 page contract dealt with an installed security system. The section has a check box to indicate if the system is owned or leased and if you want the seller to leave it or not. Usually if it is leased, there is some contract on it and if that doesn't convey, then they can take that equipment back. Not something people want to deal with as they are moving in. What a beautiful weekend. For those of you who live in the Ohio Valley the weather here was unbeatable, especially for tailgating. I spent the weekend in Real Estate. Showing homes and previewing a couple for a couple. This couple are first time home buyers and are really ready to buy. Even if they haven't saved 20% like there forefather or grand fathers, they have put some money back for closing costs and they are smart about their budget and how much home they want to buy. To help people keep up with what is going on in our market; I have decided to post current Listing and Sale statistics from Greater Louisville Association of Realtors. I will try to do this weekly; we will see how it goes. As you can see, our local sales are not down 50%. Sales are down and the sales most likely reflect lower prices, but we are still selling homes. Remember all Real Estate is local; call me if you want to know what is happening in your neighborhood.
