buy home stevenson ranch: The Light at the End of the Tunnel - Homes are selling again! - 02/18/12 12:18 PM
This is the latest Newsletter sent to clients and friends:
Dear Clients & Friends,
<!--StartFragment--><!--StartFragment-->Santa Clarita homes and the community are more desirable and in higher demand than most locations for many reasons.  Schools, safety, cleanliness, diversity and annual events calendar are just a few of the reasons our community remains in high demand.  More and more buyers are taking advantage of the lowered prices along with the most affordable loans in history.
This difficulty in securing a loan along with job uncertainty has led many potential buyers to rent in this community rather than purchase a home.  This is unfortunate … (4 comments)

buy home stevenson ranch: Do I represent my client or my pocketbook? - 01/06/12 10:41 AM
Do I represent my client or my pocketbook?
Representation is the one and only concern when a Realtor works with a buyer or seller, period!  Most Realtors understand the incredible responsibility taken on when representing another in what may well be the largest transaction of their life.  However there are certain practices that may be interpreted as representing their own pocketbook far ahead of representing the best interest of their client.  Keep in mind that a Realtor has a Fiduciary relationship and responsibility to those they represent.  A Fiduciary is, in the eyes of the law, the highest degree of trust, … (41 comments)

Moving to Los Angeles make more sense now than ever!
Los Angeles & Southern California offers a life style that is unmatched anywhere in the world!  A weekend here offers more than a month vacation anywhere else.  Within hours you can be in Las Vegas, San Diego, Santa Barbara, Malibu Beach, Laguna Beach, Newport Beach, Snow & Water Skiing, Sledding, Camping and thousand of other major draws and attractions.
Unknown to most though is that some of the safest communities in the USA exist right here in Los Angeles County.  My community, Valencia, Stevenson Ranch, Santa Clarita and the Santa Clarita … (0 comments)

buy home stevenson ranch: Believe it or not; lower home prices are hurting home buyers! - 02/25/11 07:15 PM
Most people think that with the decline in home prices due to the current double dip will help home buyers to buy the home of their dreams.  However due to the declining values the only homes that will sell are REO/Bank Owned Homes, Short Sale Listings and the occasional highly motivated Standard Sale Home in which the home owner has an urgency to sell.
There are many buyers out there waiting for the right home to hit the market.  The problem is that they need this home to come available from a banks foreclosure list in order to have the home … (6 comments)

buy home stevenson ranch: Home Buyer Tips for 2011 from Tony Lewis * RE/MAX of Valencia, Ca. - 12/31/10 11:01 AM
Buy now, especially a REO/Foreclosure as prices are more than likely below market value! Work with the most professional local Realtor that you can find, they will know value, investment potential and be looking out for you! Work with a professional lender that know the loan programs, has experience and a great reputation.  Compare with other lenders just to know you are getting the best deal! Buy the best deal that works for your family.  Most people move sooner than they expect.  This is a time to make investment first so you can shop for luxury on your next home. Get … (1 comments)

buy home stevenson ranch: Cancellation of an escrow sucks but it beat the alternative! - 12/15/10 05:14 PM
Times are tough for everyone including the Realtor that is trying to make a living by selling homes.  Having an escrow canceled in any economy hurts but not nearly as bad as having this happen at this time of year and this state of our economy!
I sold a Brand New Home in Valencia, Ca. 6 days ago.  The builder was required to give the buyer 7 days to cancel without penalty.  Today is the 6th day and the buyer, a Doctor, decided to cancel the escrow.  Her cousin told her that the market will collapse next year and she believed … (5 comments)

buy home stevenson ranch: The scariest thing about buying a home... - 09/20/10 05:51 PM
The scariest thing about buying a home is that it is so darn easy!  Whether a person is 18 or 90 the only requirement is having the ability to buy.  No one can stop you from buying.  No one will run you through an obstacle course.  No one will put road blocks in your way.
You can go out and look at homes tomorrow and be in escrow the same day.  This is what often leads to buyer's remorse.  Waking up realizing that you have made a decision that will affect you for a long time and the knowledge that the … (5 comments)
