cdpe: Happy Thanksgiving from Tony & Dani Lewis and Paul & Tracy Dinkel - 11/18/22 09:40 PM
Family, Friends & Clients,
The first Thanksgiving was in the fall of 1621.  The Pilgrims celebrated their first successful harvest by firing guns and cannons in Plymouth, Massachusetts. The noise alarmed ancestors of the contemporary Wampanoag Nation who went to investigate. That is how native people came to be present at the first Thanksgiving. Today a traditional Thanksgiving dinner often includes turkey, gravy, cranberry sauce, mashed potatoes, stuffing and sweet potatoes. Today Americans celebrate Thanksgiving on the fourth Thursday in November.  The date of the first Thanksgiving remains unknown. President Abraham Lincoln declared Thanksgiving national holiday 1863.

cdpe: Mortgage Debt Relief Act of 2007 Extended - Short Sales are an option! - 01/07/13 06:54 AM
It appears that the Mortgage Debt Relief Act of 2007 has been extended for one year to included(2013). Usually canceled debt is considered income, but a provision of the Debt Relief Act allowed borrowers "to exclude certain canceled debt on [a] principal residence from income. Debt reduced through mortgage restructuring, as well as mortgage debt forgiven in connection with a foreclosure, qualifies for the relief." (excerpt from IRS H.R.8 sect 202).

This protection is limited to primary residences -- rental properties are ineligible for relief -- so consultation with a tax adviser is necessary to ensure that a borrower qualifies.[1] The … (2 comments)

Reason to sell your home now:
The Best Reason to sell now is to “Avoid a Foreclosure”  A Foreclosure never leave your permanent record.  Selling by Short Sale takes a lot of paperwork and … (1 comments)

cdpe: Easter marks the begining of home buying and selling season! - 04/03/10 06:44 AM
It is quite fitting that Easter marks the day that Christianity begin each year and the same day marks the beginning of the peak home buying and selling season.  Whether in snow bound states or sunshine states buyers decide in unison that this is the official time to start looking for their new home.
Sellers waiting to capitalize on the peak selling season start listing their homes as demand grows.  Prices in higher demand communities such as my home base of Valenca, Stevenson Ranch and Santa Clarita, California will inevtitably rise.  With each increase in sales and price more sellers that have … (2 comments)

cdpe: What a buyer needs to know about changes in securing financing! - 01/25/10 05:52 PM
The real estate market has heated up!  Buyers looking to take advantage of the tax credit are out searching for a home earlier this year as the traditional buying season usually begins around late Winter and early Spring.
Waiting could too long could cost a buyer not only money but prevent them from being to buy a home at all.  The FHA will soon be tightening up their qualifications to get a loan as well as increase the cost of the financing!  There is good news though!  It appears that the low 3.5% down payment will remain but the seller will … (0 comments)

cdpe: What you need to know when buying or selling a home by Short Sale! - 01/11/10 06:04 PM
Attention buyers, sellers & Realtors,
A Short Sale occurs when a home owner is unable to sell their home, pay the closing costs and have enough money at the close of escrow to pay off their mortgage.  Thus the meaning of "short" as they are short of the money needed to sell the home in a traditonal manner.  Under specific circumstances the Mortgage Company or Lender will allow the seller to sell the home and obsorb the difference between the net from the sale and allow the seller out of their loan.  One of the primary conditions is that the seller must … (0 comments)

Home prices have bottomed out!  The "Shadow Inventory" should be released and absorbed as buyers that have put their move on hold for 4 years are anxious to make their long awaited move!  In a healthy real estate market home change ownership about 10% per year.  There are millions of people that have been timing the market and now that they feel the market has started to turn around will be out looking for a home and bidding for the right home.
The bursting of the real estate bubble lead us into this horrific recession and now the time has come … (3 comments)
