home: What Dave Ramsey (Debt Free Guru) won't tell you. - 01/12/20 06:50 PM
The quickest and safest way to become a millionaire is through home ownership. The secret to becoming a multi-millionaire is by getting into debt. The reason is simple. It is called leverage. We can buy a primary residence of $500,000 with a $15,000 down payment. Real Estate in California traditionally appreciates around 6% to 7% per year. This is a great return on your investment. However, that is not the benefit. Consider that you have only invested the original 3% your return over ten years may rise to well over $250,000. This is a return of about 17 times the original … (4 comments)

Family, Friends, Clients and all,
The stock market remains on fire while the real estate market seems to have run out of gas. Home prices have levelled off and price reductions are running rampant. The Santa Clarita Valley is made up of six areas which include Valencia, Stevenson Ranch, Saugus, Castaic, Newhall and Canyon Country. The entire valley currently has 635 active listings of which is made up of 475 single family homes. Only 22 of these single-family homes are price below $500,000. Valencia has one single family home and Stevenson Ranch none priced below $500,000. The highest price home in our … (2 comments)

home: Why is Homeowner-ship the American Dream to me? - 06/24/19 03:47 PM
Many of us have our own version of the American Dream.  To some it's financial, to others it's career and still others it's simply success.  To me Homeowner-ship is the true American Dream.
I was born and raised in Detroit, Michigan at a time when this city was the envy of the world.  There was no luckier person in the world than me and being raise in a family in which home-ownership was our only option it was assured that I would be a homeowner as soon as financially feasible.  I tried buying my first home shortly after getting out of the Army but … (2 comments)

home: Trick or Treat, the scariest things in real estate! - 10/30/17 02:30 PM
Dear Friends, Fanily & Clients,Halloween marks the beginning of the traditionally slowest real estate market of the year.  The slow season run through the holidays until near the end of January or up to mid-February.  This by no means indicates that it is not a good time to sell or buy a home, in fact, this could be the ideal time to be both or either. Finding a home at this time of year is beneficial to buyers as there is much less competition.  A seller may be more willing to compromise than at they might be at peak season.  This doesn't … (0 comments)

1. Contingencies related to inspection of house What should be included in the offer? (mold, termites, water damage, etc..) If the inspection reveals such items, how is it resolved?  Is that something enumerated in the offer? Are there any inspection results that could lead to an automatic termination of the contract? The contract defaults to "buyer has the right to have any inspection they deem necessary provided the home is returned to original condition. The acceptance of the offer gives 17 days to have all inspections.  Conditions revealed must be either agreed upon or repairs negotiated. If no agreement is reached … (4 comments)

home: Maintenance, Selling & Buying a Home - Tony & Dani Lewis of RE/MAX - 02/21/16 02:02 PM
Dear Clients & Friends,
(This is a copy of the latest February Newsletter sent to our clients and friends!)
Home ownership has many advantages over renting but there is one disadvantage. That is maintenance. A home owner needs to stay on top of the condition of the home to avoid deterioration. We have many service providers that we can recommend to you that work locally, do a great job and at an affordable price. Let us know if you would like a referral to a Painter, Plumber, Electrician, Pool Service, Handyman, Contractor, Carpet, Shutters or any other homes service provider.

home: Superbowl & how it affects real estate - 01/09/16 12:11 PM
The first thing that comes to mind during the NFL Playoffs and especially Superbowl Sunday is the Open House.  The people out looking at homes during the playoffs and the parties that ensue are truly highly motivated or simply not Football Fans.  The agents that are taking them out to see homes are highly dedicated to their clients or simply not Football Fans.
This is a terrific time for a seller to list their home should they also be in the market to purchase a home.  There are much less buyers during the NFL Playoffs so an offer, even a contingent offer, will … (6 comments)

home: No, not everyone should own a home. - 10/19/15 01:18 PM
Home Ownership is not for everyone.  There are many reasons to rent or live with someone rather than owning a home.  Renting makes sense if you are not sure you will have your job for the long run or even sure if you like working there.  Renting makes sense as well if you are new to a community and don't know yet if this is the place you would like to live for the next five or more years.  Renting also seems to make sense if you don't want to take on long term debt or maintain a home inside and … (2 comments)

home: "Halloween 2015" Los Angeles, Southern California & Ventura Events - 10/06/15 04:12 AM

Dear Clients & Friends,
Halloween - Evolving from the ancient Celtic holiday of Samhain, modern Halloween has become less about literal ghosts and ghouls and more about costumes and candy. The Celts used the day to mark the end of the harvest season and the beginning of winter, and also believed that this transition between the seasons was a bridge to the world of the dead.  Over the millennia the holiday transitioned from a somber pagan ritual to a day of merriment, costumes, parades and sweet treats for children and adults.

home: The American Dream is alive and well! - 07/26/15 08:49 AM
Dear Clients & Friends,
Home ownership is back on the top of the list for most Americans when they speak of the American Dream.  This is a positive change considering how taboo it had become just a few years ago.  Home prices in most areas are at or near the value seen in 2008 when the bottom fell out of the the real estate market.  Home prices continued rising for the next two years but sales numbers fell off the table.
Homes are once again selling at pre-recession numbers as consumer confidence has returned and interest rates remain well below normal.  Many fear … (22 comments)

home: Educate don't Riducule! AKA Common Knowledge is not always so common. - 03/21/15 01:36 AM
Whoever shows the house gets the commission. We don't get paid unless we close escrow. Ask your agent not me. Tell them at the Open House you have your own agent. There are many things we know as Realtors and are unknown to the general public.  It is our job and responsibility to educate the public instead of knocking them for not knowing how we work.
It seems to me that many if not most Realtors aren't aware that the way we work is common to us but unknown to the general public.
Here are the facts; we only get paid if we … (1 comments)

home: Real Estate Check-Up from the Neck-Up 12/1/2014 - 12/01/14 11:05 AM
Dear Family, Friends, Clients & Fellow Realtors,   Buying and selling a home during the winter and the holiday season in particular brings distinct advantages. There is less competition and both the buyers and sellers are highly motivated. Interest rates tend to be favorable during the lull due to the season, this is beneficial for both parties. There is more time for people buying and relocating to see homes. Homes show well during the festive time of year. People seem to be less pressured and more relaxed buying and selling a home during the holiday season. Loan approval process can be … (1 comments)

home: 2014 has been a disappointment for home sales! - 08/10/14 04:20 AM
2014 has been a disappointing year for homes sales thus far.  The reasons that seem obvious to us include a slower than expect economic recovery, lack of quality jobs, stagnant wages and the enormous rise in prices over the past two years.  Take a look at the sale in Santa Clarita, Valencia, Stevenson Ranch, Saugus, Castaic, Newhall and Canyon Country comparing the time period between January first 2014 until August tenth 2014 as compared to the same time period in 2013
