Wow, this is a no brainer!  A Realtor is licensed by the State and Nation.  The Realtor works hard for their client and only makes money once successfully finding a buyer their dream home or helping a seller successfully sell their home in this challenging real estate market. 
Choosing a Realtor should be based upon the ability, knowledge, confidence, reputation, local knowledge and a feeling that your being truly professionally represented.  Remember that your Realtors relationship with the local real estate community can not be over stated.

Don't get me wrong, we all will list a home anywhere if the listing falls in our laps!  However, I always prefer to refer an out of area listing to a local Realtor that knows that market and the Realtors that will be bring in the most qualified, motivated buyers!  Check out some of the nightmares I seen here in the Santa Clarita Valley, California when a home is listed by an out of area Broker:
