The Emancipation Proclamation was signed on January 1, 1863. This word officially reached Texas two and half years later on June 19, 1865. Juneteenth was originally Celebrated in Texas one year later on June 19, 1866. There were about four million slaves in the United States that were freed by the Emancipation Proclamation. America is known as the nation that embraced slavery, however at the time of this proclamation nearly four million people were enslaved. There appears to be great news for current homeowners and not the best news for first time buyers. A report be CoreLogic shows that the current mortgage delinquency rate is now at pre-pandemic levels. Mortgage delinquencies in October of 2021 are 3.8%. The mortgage delinquency rate before the pandemic in October of 2017 was 3.7%. Mortgage Delinquency is defined by being late by thirty or more.

The stock market remains on fire while the real estate market seems to have run out of gas. Home prices have levelled off and price reductions are running rampant. The Santa Clarita Valley is made up of six areas which include Valencia, Stevenson Ranch, Saugus, Castaic, Newhall and Canyon Country. The entire valley currently has 635 active listings of which is made up of 475 single family homes. Only 22 of these single-family homes are price below $500,000. 2014 has been a disappointing year for homes sales thus far. The reasons that seem obvious to us include a slower than expect economic recovery, lack of quality jobs, stagnant wages and the enormous rise in prices over the past two years. Take a look at the sale in Santa Clarita, Valencia, Stevenson Ranch, Saugus, Castaic, Newhall and Canyon Country comparing the time period between January first 2014 until August tenth 2014 as compared to the same time period in 2013

The Santa Clarita Valley encompasses six areas which include the City of Santa Clarita and surrounding unincorporated areas. These six areas are called Valencia, Stevenson Ranch, Castaic, Saugus, Canyon Country and Newhall.
There are currently 679 active listings in all of the Santa Clarita Valley. Home prices have risen dramatically in the past two years. The rising prices have allow many home owners to finally gain equity and thus be able to sell at a profit and move to another home or community.

Some home buyers refuse to work with anyone except the listing agent. This approach is not only ridiculous buy against the buyer's best interest. This type of buyer has a couple of thoughts in mind. First one is they will have an in to the seller in getting their offer accepted. Second is the thought that they seller will save money money and sell to them as first choice. Third thought is the Listing agent will pay kick back some of the commission to them.

We knew it would happen! Prices rise and inventories will grow. However this growth of available homes for sale has done nothing to lower the demand for well priced and located homes. The newest phenomenon is seeing overpriced listings. A local Realtor knows if a home is overpriced and will let their buyers know before showing the home. Having a great local Realtor is now as or more important than it has ever been!
