mls: It's great to be a homeowner in 2023 - 05/25/23 12:18 PM
Friends, Family & Clients,
The American dream remains homeownership. It is still the best long-term investment. The tax benefits, for the time being, are exceptional.  The projection of a 7 percent annual appreciation is another major benefit.  Equity, which is like a savings account, increases with every monthly payment.  Purchasing a home helps you to build long-lasting relationships with your neighbors, become part of a community, and provide ongoing stability for you and your family.  Having a fixed-rate mortgage provides comfort in knowing that your monthly payment will remain the same over the life of the loan, whereas rent costs can go … (2 comments)

mls: Will Rising Interest Rates Crash the Real Estate Market? - 05/14/22 11:44 PM
Dear Clients, Family & Friends,
We are in the midst of run-away inflation.  The Fed is determined to slow it down by steadily increasing interest rates.  Higher rates will lower the amount of a mortgage loan a buyer will be able to borrow.  This may not lower demand but increase bidding wars on lower priced homes.  My experience from the past shows that it will take several months or even a year for sellers to begin to lower their list price significantly.
This is a time that a homeowner thinking of selling needs a seasoned, professional Realtor more than ever.  A homeowner … (1 comments)

mls: Ho Hum, Business as Usual in 2022 - 01/22/22 02:50 PM
Friends, Family & Clients,
There appears to be great news for current homeowners and not the best news for first time buyers.  A report be CoreLogic shows that the current mortgage delinquency rate is now at pre-pandemic levels.  Mortgage delinquencies in October of 2021 are 3.8%.  The mortgage delinquency rate before the pandemic in October of 2017 was 3.7%.  Mortgage Delinquency is defined by being late by thirty or more.

mls: How the internet changes real estate from 1996-2022 - 01/19/22 07:54 PM
My real estate career began in November of 1996.  That year marked the start of the transition from Dot Matrix to reliance up the internet.  The good thing for me is I never really had to learn the dot matrix system and my career aligned with the innovation of the internet.  I became the go to agent for those that had been in the business for many years.
The internet began a Paradigm switch in real estate as well as life in general.  There were, at one time, huge books that were printed once a month with all of the listing for … (10 comments)

mls: Are there troubled waters ahead? - 03/31/20 09:39 AM
Dear Family, Friends & Clients, We are now in a recession and the hope is for a V-Shaped Recovery.  This means that the economy goes down sharply and bounces back just as sharply.  This is not a time to act out of fear but it is also a time to protect ourselves should things end up worse than hoped for or expected.  Home ownership is highly desirable.  There is no need to panic unless you are not able to make payments over the next six to eight months should you lose income or ability to pay your mortgage.  This might be a … (4 comments)

mls: What's Going on with the market? also Halloween Events in 2018 - 10/13/18 05:36 PM
Family, Friends & Clients,
This past year has brought many significant changes to our local real estate market. Interest rates have risen by nearly 1% as the Dow Jones Industrial Average has risen by as much as 3,800 points. Unemployment has dropped to as low as 3.7% and home prices in many areas are up as much as 10%.
Our local real estate market has taken a breather due to the rising interest rates and uncertainty with a potential trade war. The Stock Market has been turbulent and home affordability has continued to drop.
You might think that this indicates the bursting of a … (2 comments)

mls: What's Unique about real estate in the Fall? - 09/25/16 08:47 AM
The Fall in Southern California is an incredible time in real estate due to the perfect storm.  Sellers have reached the peak pricing for the year and buyers are able to purchase a home with less competition.  This is that time of year when both parties are happiest with making a deal.
Selling a home and buying another at the same time is more beneficial at this time as well.  The home they are selling, if priced and promoted properly, should sell in a timely manner.  The home they hope to purchase will be much more apt to accept an offer … (1 comments)
