1. Contingencies related to inspection of house What should be included in the offer? (mold, termites, water damage, etc..) If the inspection reveals such items, how is it resolved?  Is that something enumerated in the offer? Are there any inspection results that could lead to an automatic termination of the contract? The contract defaults to "buyer has the right to have any inspection they deem necessary provided the home is returned to original condition. Last chance!!!  You would like to say "I bought my home at the bottom of the market!"  This may be the bottom and there is a chance that the bottom has already passed!  One thing is for sure, Home prices are incredibly low in the better communities.  Valencia, Stevenson Ranch and many of the most desirable communities that make up the Santa Clarita Valley are already seeing competition for homes.  Inventories have fallen especially when you only consider homes that are actually going to sell in this market.  Sure, there are many overpriced listings.  These homes will not even get shown.  … (1 comments)
