real estate: What you need to know before renting a home in 2017
- 07/19/17 08:35 PM
Are you thinking of signing a lease rather than buying a home? Stop! Read this before signing on the dotted line! Times have changed and the fear of a 40% market crash have all but disappeared. Fear of loss is outweighed by personal and financial benefits. Why did the real estate market crash in 2006? It was political and both parties were to blame. Democrats felt as though home ownership was the right of all Americans and Republicans went along with the idea. The government forced banks and lending institutions to lend out money. Creative financing was created. First came Interest Only Loans. Then came

real estate: Let's give credit where credit is due!
- 01/05/17 03:52 PM
America is doing well and our real estate industry is flourishing. This is a great time to stop party politics and give credit where credit is due. President Obama inherited an atrocious economy and real estate market. Things were spiraling out of control. The plans that were implemented saved the auto industry, lending institutions and most important to many of us on Activerain, the real estate market. Steps that were taken are unprecedented such as having lenders work out short sales rather than foreclosure in most circumstances. They also gave forgiveness on the money saved should a person lose their home. I know the

real estate: What's Unique about real estate in the Fall?
- 09/25/16 08:47 AM
The Fall in Southern California is an incredible time in real estate due to the perfect storm. Sellers have reached the peak pricing for the year and buyers are able to purchase a home with less competition. This is that time of year when both parties are happiest with making a deal. Selling a home and buying another at the same time is more beneficial at this time as well. The home they are selling, if priced and promoted properly, should sell in a timely manner. The home they hope to purchase will be much more apt to accept an offer

real estate: Please tell me you didn't add Solar!
- 07/17/16 09:02 AM
It seems like our nation is falling in line for savings on Solar Energy. This all seems well and good as the savings can be incredible. There is a major flaw in these programs that are either not explained or the ramifications are not comprehended by the consumer. It may well be true that at the present time the savings are good and ever perhaps great and in 90 or 100 degree heat keeping the home as cool as 73 degrees for a low cost during the hot times of the year if fun and enjoyable. The flaw in the ointment is

real estate: Will your decision today change the future?
- 03/20/16 04:11 AM
Spring of 2016 enters with a shortage of housing. Rising prices and the potential of the rise of interest rates will make it more difficult for first time buyers to compete for a home. Pent up demand with many buyers sitting on the fence continues to fuel the unlimited supply of buyers for the dwindling inventory. Compound this with the fact that Millennials, about 83.1 million, now outnumber Baby Boomers. The housing market has recovered since the start of the recession in 2006. However prices are still below the prices at the peak of the market. There are more qualified buyers

real estate: Last Call
- 03/09/16 09:38 AM
It can take 4 - 6 weeks to find a home and now with the TRID (The New TILA RESPA Integrated Disclosures. • The Loan Estimate replaces the initial Truth-in-Lending disclosure & Good Faith Estimate for most. closed-end mortgage loans. • The Closing Disclosure replaces the final Truth-in-Lending disclosure & HUD-1 Settlement Statement. for most closed-end mortgage loans.) it can take another 6 weeks to close escrow. That means searching to purchase a home starting on March 10, 2016 could possibly be closing escrow in the middle of June. People make the same mistake year after year and wait until the

real estate: The American Dream is alive and well!
- 07/26/15 08:49 AM
Dear Clients & Friends, Home ownership is back on the top of the list for most Americans when they speak of the American Dream. This is a positive change considering how taboo it had become just a few years ago. Home prices in most areas are at or near the value seen in 2008 when the bottom fell out of the the real estate market. Home prices continued rising for the next two years but sales numbers fell off the table. Homes are once again selling at pre-recession numbers as consumer confidence has returned and interest rates remain well below normal. Many fear

real estate: What are the neighbors thinking?
- 06/14/15 05:55 AM
Dear Clients, Friends & Fellow Real Estate Professionals, What are the neighbors thinking? Have you noticed that new neighborhoods stay in tact until one of the original owners decide to move and then one after another the entire neighborhood begins to change ownership? Dani & I were original owners in the Saugus community near Saugus High School called Brock/Citation in 1980. This phenomenon happened in 1989. We then became owners of a new home in the Valencia Summit on Chiffchaff Ct. in 1989. Our community stayed in tact for several years but around 2004 one of the neighbors moved. We were the last

real estate: Memorial Day Weekend Events, Market Update & New Listing Santa Clarita
- 05/16/15 03:38 PM
The Roller Coaster, Feast or Famine, Real Estate Market is now wackier that the new Twisted Colossus ride at Six Flags Magic Mountain. These latest sales numbers indicate just how hot the current market really is. There have been 122 Homes sold in the past 30 days in the Santa Clarita Valley, currently there are 581 active listings. The number of homes currently in escrow is 654. It is unexplainable how interest rates remain at such low rates. The one tool that the government has to slow down an overheated market is to raise interest rates. It would be wise to

real estate: A New Tormorrow is here Today!
- 04/25/15 02:28 PM
Stability has returned to the real estate market as homes continue to be listed and sold in a timely manner. Interest Rates remain extremely low and FHA loans have lowered their PMI. Stated Income Loans are also back. There are many home owners that have avoided going into foreclosure as home values are now rising to levels unseen since the collapse in October of 2008. Keep in mind that approximately 10% of homes will be listed for sale during a hot real estate market and the 7 years in which the market was stagnant and you'll get a good idea of what

real estate: Educate don't Riducule! AKA Common Knowledge is not always so common.
- 03/21/15 01:36 AM
Whoever shows the house gets the commission. We don't get paid unless we close escrow. Ask your agent not me. Tell them at the Open House you have your own agent. There are many things we know as Realtors and are unknown to the general public. It is our job and responsibility to educate the public instead of knocking them for not knowing how we work. It seems to me that many if not most Realtors aren't aware that the way we work is common to us but unknown to the general public. Here are the facts; we only get paid if we

real estate: Thinking of Selling or Buying a home? Let's get started!
- 03/07/15 12:55 PM
Dear Clients & Friends, Daylight Savings time has begun and Spring is less than two weeks away. The rather mild Winter has started the home buying and selling season earlier than usual. Homes are selling at a brisk pace, home prices are once again on the rise even as interest rates have continued to fall. This weeks jobs report was stronger than expected, the unemployment rate fell to 5.5%. You would think this would be great news for the Stock Market. Unfortunately stocks dropped as the strong jobs market may signal the end to the historic low interest rates.

real estate: Controversial FHA payoff rule to end - Cynthia Moller Glenoaks Escrow
- 05/14/14 04:59 AM
Controversial FHA payoff rule to end Kenneth R. Harney WASHINGTON — Can you be charged interest on your mortgage even after you've fully paid it off? Can the meter keep running when you owe the bank nothing — your principal balance is zero? Surprise! Much to the chagrin of large numbers of home sellers and refinancers, the answer for years has been yes. If your loan was insured by the Federal Housing Administration and you paid it off before maturity, at closing you'd be expected to cough up a full month's interest, no matter what day of
