The Santa Clarita Valley encompasses six areas which include the City of Santa Clarita and surrounding unincorporated areas. These six areas are called Valencia, Stevenson Ranch, Castaic, Saugus, Canyon Country and Newhall.
There are currently 679 active listings in all of the Santa Clarita Valley. Home prices have risen dramatically in the past two years. The rising prices have allow many home owners to finally gain equity and thus be able to sell at a profit and move to another home or community.

Reasons to Rent:
Can't qualify for a loan due to credit rating, bankruptcy or too recent of a short sale. Not enough funds for a down payment. Uncertainty of future employment. Not enough years a present job. Prefer to live in a better home that is affordable with the monthly payment you can afford. Not wanting to live in the homes that are affordable. Retired and prefer to live on the money in the bank rather than have it tied up in the home. The seasonal lull has created an increase of active listings throughout the Santa Clarita Valley. Our inventory has grown to 525, much higher than the lows of a year ago but well below the 1,600 that once existed. Homes are staying on the market longer than last year, considering that prices have risen about 15% this is quite understandable. Our weather has been incredibly beautiful so I am anticipating an increase in buyer activity every week for the next 8 months.
