Friends, Family & Clients, Home Inventory in California is at the lowest level since April of 2013. Demand for homes in at the highest since June of 2012. Current Inventory is 69% below one year ago. Mortgage Applications are up 27% over last year at this time. Interest Rates are driving up demand as the rates are below 3% for most buyers. This is a great time to list your home as the peak selling season which is traditionally in the springtime has been delayed until the present time due to the pandemic. Homes sales are slowing down for several reasons. Prime reason is lack of inventory, followed by rising interest rates and then homes being listed at a price above what a will buyer will pay. We are now seeing price reductions often in all areas of the Santa Clarita Valley. Home prices have risen significantly since the start of 2018 and with higher prices and interest rates the average days on market has continued to fall. The Median Price with all areas of the Santa Clarita Valley included stands at $544,425. The average days on market is about three weeks or less. (1 comments)

Existing Homes are better: • if you want to have the property already landscaped. • If you. want to know the neighbors in advance to moving in. • If you want to see the neighborhood you will be moving into. • If you want to see the schools, teachers and get enrolled right away. • If you want to close escrow in a shorter time period. • If you want to make sure no developments will come in that devalue your home. • If you want to avoid added taxes such as Mello Roos • If you want to avoid higher HOA Fees. According to the most recent data available, the NHTSA says the stats show Memorial Day weekend is the most dangerous. Home Ownership is not for everyone. There are many reasons to rent or live with someone rather than owning a home. Renting makes sense if you are not sure you will have your job for the long run or even sure if you like working there. Renting makes sense as well if you are new to a community and don't know yet if this is the place you would like to live for the next five or more years. Renting also seems to make sense if you don't want to take on long term debt or maintain a home inside and (2 comments)

Dear Clients & Friends, Home ownership is back on the top of the list for most Americans when they speak of the American Dream. This is a positive change considering how taboo it had become just a few years ago. Home prices in most areas are at or near the value seen in 2008 when the bottom fell out of the the real estate market. Home prices continued rising for the next two years but sales numbers fell off the table. Stability has returned to the real estate market as homes continue to be listed and sold in a timely manner. Interest Rates remain extremely low and FHA loans have lowered their PMI. Stated Income Loans are also back. There are many home owners that have avoided going into foreclosure as home values are now rising to levels unseen since the collapse in October of 2008. Keep in mind that approximately 10% of homes will be listed for sale during a hot real estate market and the 7 years in which the market was stagnant and you'll get a good idea of what (2 comments)

The Santa Clarita Valley encompasses six areas which include the City of Santa Clarita and surrounding unincorporated areas. These six areas are called Valencia, Stevenson Ranch, Castaic, Saugus, Canyon Country and Newhall. There are currently 679 active listings in all of the Santa Clarita Valley. Home prices have risen dramatically in the past two years. The rising prices have allow many home owners to finally gain equity and thus be able to sell at a profit and move to another home or community. Home ownership is the foundation and building block of a community, City, County, State and Nation. When a person buys a home they are sharing the responsibility of owning part of their neighborhood. The home owner pays property taxes and in some cases a Mello Roos Bond to support local resources, parks, open spaces and schools. They also take a pride of ownership and invest in the maintenance of the home and landscape. Looking for a place to safely put your money? Buying a home in Valencia, California is one of the best and safest places to invest that I can imagine. This community is one of only 3 Pre-Planned communities in all of Southern California. The community was originate by the Newhall family in the '60's and has stuck to the master plan ever since. The biggest break came when they developed Magic Mountain which is now called Six Flags Magic Mountain.
