scv: Election 2020 Is it time to sell? - Summit Real Estate Group - 07/23/20 09:47 AM
Dear Family, Friends & Clients,
There are three main reasons that a home doesn’t sell within three months at this time. Two are avoidable and I can solve the third one. The number one reason by far is not listing the home at a price that will bring in the maximum number of highly qualified buyers. The second is not having a quality Virtual Tour and Photos. The third is not hiring an Experienced, Knowledgeable, Professional Local Realtor. We have been listing and selling homes since 1996. We know that reaching our fellow Realtors is the key to bringing in the most … (6 comments)

scv: Don't look now but inventories are gowing! - 05/27/13 11:43 AM
We knew it would happen!  Prices rise and inventories will grow.  However this growth of available homes for sale has done nothing to lower the demand for well priced and located homes.  The newest phenomenon is seeing overpriced listings.  A local Realtor knows if a home is overpriced and will let their buyers know before showing the home.  Having a great local Realtor is now as or more important than it has ever been!
There were about 1,600 Active Listings in all areas of the Santa Clarita Valley at the high level mark.
The low level mark of Active listings in … (1 comments)

I’ll list my home with you if…
Selling a home in the current market is easy.  Selling at top dollar doesn’t take much of an effort but choosing the right Realtor for the job takes some research and getting a little lucky too.
There are many questions and concerns that home owners have in choosing their Realtor, setting the list price and getting the terms of the sale.
All Realtors are not the same.  Listing with the top Realtor is not the answer either.  You see, a lot of top agents made it to the top by selling their listings quickly … (5 comments)

scv: Talk about wearing 2 hats! - 03/29/13 03:10 PM
Talk about wearing 2 hats!
There are always 2 sides to a transaction and buying a home is quite different than most of them.  A home seller has the goal of selling at the highest price that will give them the highest net at the closing.
A buyer’s goals are quite the opposite.  They wish to pay the low amount with terms that are favorable for them.
The tricky part is the representation which leads to the reason for a Realtor.  You see a Realtor is a fiduciary and by law must represent the highest and best interest of the … (1 comments)

Don’t sell your home now unless…
Abracadabra… It’s now a Seller’s Market!
One of the best tools for making a decision is called the Ben Franklin System.  The scenario is you make two lists.  On one side you list the positive reasons and on the second list you list the negative side.
Check out the Ben Franklin List for “Whether to Sell Your home at this time”
Reason to sell your home now:
The Best Reason to sell now is to “Avoid a Foreclosure”  A Foreclosure never leave your permanent record.  Selling by Short Sale takes a lot of paperwork and … (1 comments)

scv: Alls I want for Christmas is a Home that my Children will be proud of! - 12/21/12 07:22 AM
Dear Clients, Friends & Fellow Realtors,
Home Ownership is and has always been at  the top of the list for American Families!  Yes we went through a 4 year period where owning a home was a curse for millions for many Americans.  That had more to do with bad decision making on the part of the Government and Banks than the people that bought homes.
Home prices in Santa Clarita, California have risen by about 10% since the beginning of 2012.  The blessing for home buyers is that the interest rates are still at or near the same historic lows … (1 comments)

scv: Real Estate Market Recovery is too late... - 11/17/12 07:12 AM
Dear Friends, Clients & Fellow Realtors,
We are finally in the midst of a long awaited and needed recovery for the real estate market.  This is good news for home owners and great news for our nation.  The down side, however, is that the damage has been done and too many home owners will continue losing their homes over the upcoming years.
Interest Rates have defied all financial rules as they continue at historic lows despite all of the multiple offers and extensive numbers of buyers looking to purchase a home.
This is one of those rare times in real estate … (4 comments)

scv: Father's Day in Santa Clarita, Los Angeles & Southern California! - 06/15/12 02:46 PM
Dear Clients, Friends & Fellow Realtors,
Fathers are highly underrated!  Being one myself I can attest to the fact that most people in society look at the Father as the bread winner, clothing & roof over the head provider.  I can tell you from the bottom of my heart that a Father feels like the most unappreciated person in the world.
A Father will do what is necessary to provide for the future and take abuse for not giving in to the whim of the day.  It is unfortunate that most of what a Father does will go thankless until long … (1 comments)

scv: Mother's Day Events in Santa Clarita, Los Angeles & Southrern California 2012 - 05/08/12 05:19 AM
Dear Family, Friends & Clients,
Mother’s Day is upon us and always brings to mind the sacrifices, pains and heart breaks that our Mothers have endured to allow us a chance of a better life.  Careers have been put on hold, dreams have never had a chance to be fulfilled and years of health have been diminished just for us.
A Mother’s love for a Child is special and cannot be duplicated or replicated.  Those of us that are missing our Mothers learn from them even in their absence.  The lessons taught take a lifetime to be appreciated.  Dani & I … (1 comments)

scv: The Light at the End of the Tunnel - Homes are selling again! - 02/18/12 12:18 PM
This is the latest Newsletter sent to clients and friends:
Dear Clients & Friends,
<!--StartFragment--><!--StartFragment-->Santa Clarita homes and the community are more desirable and in higher demand than most locations for many reasons.  Schools, safety, cleanliness, diversity and annual events calendar are just a few of the reasons our community remains in high demand.  More and more buyers are taking advantage of the lowered prices along with the most affordable loans in history.
This difficulty in securing a loan along with job uncertainty has led many potential buyers to rent in this community rather than purchase a home.  This is unfortunate … (4 comments)

scv: Stop bringing me down, the real estate market is recovering, don't argue with me! - 01/25/12 06:46 PM
It is unfathomable for me to believe or understand why so many Realtor refuse to promote the belief that the real estate market has bottomed out and this is the best time in decades to buy a home.  There is no other industry known where the principal sales people would remain negative and by their attitude help to prolong the downturn.
Perhaps it's the many false hopes we have endured over the past three years.  It may just may be the steady beat down of the economy or even reading all of the negativity in the media.
There is a ground … (4 comments)

scv: Times are changing & so are the habits and expectations of buyers and sellers! - 01/23/12 05:59 PM
Home ownership has once again garnered favor with the mass majority of American.  In fact about 75% of voters favor continuation of the current mortgage interest write off.  Members of Congress that choose to vote against the mortgage interest write off will have a hard time getting reelected.  About 96 % of current home owners are proud and happy to own their own home.
There are growing signs of these effects of these revelations.  Builder confidence is now at the highest level since 2007.  New home starts have grown in numbers month after month.
We are now nearing the end … (3 comments)

scv: Why the real estate market will improve in 2012! - 12/31/11 06:18 PM
Home prices have fallen below the price they would be today had the bubble not been created. Mortgage Interest Rates are at an unsustainable low level and buyers will fear missing out. Home Owners have been in the same homes much longer than usual and will want to move. First Time Buyers are being encouraged to get out and buy a home by family and friends. There is simply too much money sitting on the side lines and real estate is a safe haven once again. Lenders are approving short sales at a rate unheard of just 2 years ago. This … (5 comments)

scv: Have a Happy Thanksgiving from Tony & Dani Lewis in Valencia, California - 11/20/11 12:12 PM
Happy Thanksgiving,
(This is a copy of the latest Newsletter sent to my clients and friends!)
Thanksgiving is upon us and we have much to be thankful for this year.  We are now a year closer to an economic and real estate recovery, America has survived one of the most devastating financial melt downs in her history & more and more of our neighbors have been able to save their homes. There is good news for both home buyers and home owners as well.  Buying a home, especially a well-priced, single family home in an excellent location, is easier than it … (1 comments)
