Well the top 3 Fears for First Time Buyers are Finances, Finances Finances!

The much feared real estate double dip arrived in the last quarter of 2010.  The reason is more related to timing rather than economy.  The real estate market usually slows down in November and picks up in the following February.  However timing is everything.  Excess inventory and the need to unload Bank Owned homes has caused homes to be sold at a lower price.  Unfortunately these new lower priced selling prices now become a comparable sale and will delay the rise in home prices temporarily.

It is essential for a seller or buyer to be aware of the homes being listed and sold in the same community in order to know the true market value of a home.  The key for a true comparison is same size, age and location.  Adjustments will be made for condition, upgrades and whether there is a pool or view.  The surrounding make a major impact as well.  Traffic noise or busy street locations will bring down the value.  Being on a culdesac or having a large lot will add to value.

Too Much of a Good Thing?
The extension and expansion of the Buyer's Tax Credit to cover up to 70% of all home buyers is great news for home owners, businesses, Americans and especially Realtors!  But is it good news for home buyers?
The good news for home buyers is "free" money!  Buyers have another opportunity to take advantage of up to $8,000 of a tax credit if in escrow by April 30, 2010 and the escrow closes by June 30, 2010.  This is great news for many home buyers.

It if finally official!  The home buyer's credit has not only been extended but now expanded to cover up to 70% of all home buyers.  This is much better news then most people can comprehend!  Americans have, for years, asked "why not spend our money to help us here at home?"  The U.S. Government has!
