There are currently only 404 Active Listings in all 6 Areas of the Santa Clarita Valley.  Of these homes only 37 are REO or Bank Owned Homes!  There are now 137 Short Sale Active Listings in the Santa Clarita Valley.
We are currently in a really strange real estate market at the present time.  Although it is a Buyer’s Market, Sellers are able to dictate the terms of the homes being sold.

Home prices have fallen below the price they would be today had the bubble not been created. Mortgage Interest Rates are at an unsustainable low level and buyers will fear missing out. Home Owners have been in the same homes much longer than usual and will want to move. First Time Buyers are being encouraged to get out and buy a home by family and friends. It doesn't make sense to list a home for sale at this time unless you are blessed with an account from a bank.  The Bank Owned/Foreclosure listings may not be the majority of sales in the current market but they do dictate the real estate market.  Prices drop in a community when a home is listed as a foreclosure.  It only makes sense that if this is a buyer's market the person you want to find is the buyer.

The world seems to get smaller daily.  The internet and instant news generation has changed our dependence upon stability around the world.  Egypt's problems are now America's problem as turmoil in the middle east affect stock prices and gas prices.  Both of which hit Americans in our pocket books!

There are now more questions than answers as to how the new Congress will affect home sales.  It seems as though there is already a sense of security as an immediate response.  There seems to be hope for stability with a balance in the Government rather than one side or the other dictating the future course of the economic recovery.  Here are some thoughts that come to mind:

This is a secret that most buyers, sellers and Realtors are not aware of!  The code of ethics prevents a Reatlor from communicating with the seller or buyer of another Realtor when meeting to show a home.  They may say hello and non-essential conversation but may not ask for information about the home or neighborhood.  However:

It looks as though the long expected flood of foreclosures, also called the shadow inventory, has once again been put on hold.  There are irregularities in the title of many foreclosure properties and this must be dealt with prior to releasing homes by the banks.  This is a reprieve for those in foreclosure and may allow them a place to live for free for an extended period of time.

I am located in Valencia, Stevenson Ranch, Santa Clarita, California and have been a Realtor selling residential homes since 1996.  The real estate market is now absolutely incredible when looking back to October of 2005.  That was the month and year that we, as Realtors, knew that the real estate market had begun to crash.

A buyer would be foolish to buy a home without representation of their Realtor.  First off the buyer doesn't pay for the professional services that years of training provide.  Should a buyer go out and find a home on their own the listing agent will then collect double commission so the buyer has a Realtor even though they didn't seek one!
