valencia: Mortgage Rates remain low as Millennials start buying homes - 02/08/16 12:17 PM
Mortgage Rates remain low as the economy continues a slower than needed recovery.  It is not too late to invest in a new home.  We are still below peak prices and there are now more buyers than ever before.  The law of supply and demand should keeps homes as an safe investment for many years to come.  Many of the nations youth have been waiting for the right time to own a home.  Millennials, The Adults aged 18 - 35, are now entering the market,  They are starting families, tired of renting or living with family and are now learning benefits … (0 comments)

valencia: Is the Super Bowl really that important? - 02/07/16 06:06 AM
I'm sitting here biding my time until the big game begins.  It's been a quiet two weeks since the two contenders won the right to play for the NFL Lombardi Trophy.  The only real hype has been whether the aging star, Peyton Manning, will ride into the sunset with as many Super Bowl rings as his Brother Eli Manning or if we are now on the dawn of a new era lead by The Future Cam Newton.
Does this really matter?  It does to the bettors and the players and yes the owners of the teams and their employees.  It also matters … (7 comments)

valencia: Finding your new home in the Winter of 2016 - RE/MAX Tony & Dani - 01/17/16 07:28 AM
Dear Clients and Friends,
Winter is here and the holidays are a distant memory.  Time to get back to Listing, Selling, Buying and Investing in real estate.  This is a perfect time to buy a home as well as a perfect time to sell a home should you also be buying another home.  Prices are rising at an alarming rate especially considering the time of year.  This Springtime could be another Seller's Market in which there is lack of inventory and too many buyers.  Let's get out and find your new home.  It would be great to list your home as well … (3 comments)

valencia: Superbowl & how it affects real estate - 01/09/16 12:11 PM
The first thing that comes to mind during the NFL Playoffs and especially Superbowl Sunday is the Open House.  The people out looking at homes during the playoffs and the parties that ensue are truly highly motivated or simply not Football Fans.  The agents that are taking them out to see homes are highly dedicated to their clients or simply not Football Fans.
This is a terrific time for a seller to list their home should they also be in the market to purchase a home.  There are much less buyers during the NFL Playoffs so an offer, even a contingent offer, will … (6 comments)

valencia: Prices are Up yet Activity is Down, Go figure! - 01/05/16 01:21 PM
Supply and demand ultimately determine the value of an. y product with homes being no exception.  However this relationship is sometimes disguised as it surely is this year.  The stock market, China devaluation of their currency, financial problems in Europe and war in the middle-east should all dictate a slowdown in the rise of home prices.  There are less buyers out there looking for a home but as it turns out, those looking are highly motivated and buying homes.  The low inventory of homes for sale has kept homes scarce and given home owners confidence to list at a higher price.  Homes … (3 comments)

valencia: Slamming the Lower Income Earners & Raising Interest Rates - 12/05/15 01:52 AM
Many economists are calling for interest rates to rise stating that higher interest rates are the sign of a healthy economy.  This may be true but it will surely punish the lower middle class and lower class income earners.  The higher interest rates will prevent those with limited income from qualifying for a mortgage.  The affect will be to give those with a healthier income the ability to buy without competition and thus taking advantage of higher interest rates.  The affects of higher interest rates won't stop there either.  Those impacted will be unable to make purchases that would be deemed … (1 comments)

valencia: Master-Planned Community of Newhall Ranch on Hold - 12/01/15 01:23 AM
The proposed Master-Plan Community of Newhall Ranch is a Brand New community being proposed by former Valencia, Ca. builder Newhall Land and Farm and current Owner Lennar Corporation.  Their EIR Plans were approved in 2010.  There is a new challenge and the review of the EIR and the project is being delayed.   Fear is that it may now take until 2020 for final approval.  Opponents of the project must be rejoicing.  The impact of this new community could adversely affect traffic in the Santa Clarita Valley.  The Santa Clarita Valley was land locked during the 1994 earthquake due to the closure … (3 comments)

valencia: Find Thanksgiving Weekend Events & Make Dinner Reservations - 11/24/15 09:22 PM
Happy Thanksgiving everyone.  This is another great year to give thank at this time of year.  We are one more year removed from the start of the most horrendous economy since the Depression of 1929.  The world seems to be uniting finally against a common enemy called ISIS or ISIL.  There is a calm and stability in the stock market. Home prices have risen to end the threat of foreclosure for the vast majority.  Homes are selling at a steady pace and interest rates are far below what would be considered a normal or stable percentage rate.  Dani and I are available during … (2 comments)

valencia: Down Payment Protection? No way, but it's true. - 11/12/15 11:03 AM
Housing Wire Mortgage Opportunity  Forecast gave 4 reasons why 2016 will be a good year to purchase a home.  Reason number 4 has been cut & pasted from this forecast.  This will be a game changer once implemented.
1.
2.
3.
4. Down payment protection will be available
Writing a check for a down payment on a home is often one of the largest investments someone will make. Down payment protection is a new option that can give modern homebuyers the flexibility they need to more confidently and securely buy a home. When homebuyers put less than 20% down at closing, this kind of coverage protects their down … (2 comments)

valencia: No, not everyone should own a home. - 10/19/15 01:18 PM
Home Ownership is not for everyone.  There are many reasons to rent or live with someone rather than owning a home.  Renting makes sense if you are not sure you will have your job for the long run or even sure if you like working there.  Renting makes sense as well if you are new to a community and don't know yet if this is the place you would like to live for the next five or more years.  Renting also seems to make sense if you don't want to take on long term debt or maintain a home inside and … (2 comments)

valencia: "Halloween 2015" Los Angeles, Southern California & Ventura Events - 10/06/15 04:12 AM

Dear Clients & Friends,
Halloween - Evolving from the ancient Celtic holiday of Samhain, modern Halloween has become less about literal ghosts and ghouls and more about costumes and candy. The Celts used the day to mark the end of the harvest season and the beginning of winter, and also believed that this transition between the seasons was a bridge to the world of the dead.  Over the millennia the holiday transitioned from a somber pagan ritual to a day of merriment, costumes, parades and sweet treats for children and adults.
