Some home buyers refuse to work with anyone except the listing agent.  This approach is not only ridiculous buy against the buyer's best interest.  This type of buyer has a couple of thoughts in mind.  First one is they will have an in to the seller in getting their offer accepted.  Second is the thought that they seller will save money money and sell to them as first choice.  Third thought is the Listing agent will pay kick back some of the commission to them.

I just received a call for a home owner in Valencia Westridge Sundance community .   The home evaluation showed the value with all upgrades, large yard and gated community to be worth $730,000.  They had paid $820,000 for the home in 2007.
She said that they will sell once they can sell for their $820,000 plus the cost to sell.  They are retired and have no pressure to sell.  They do want to buy a much more expensive and in an expensive community where their daughter lives.

Good Morning!
 Change is in the air regarding the local real estate market in the Santa Clarita Valley.  Current Active Listings have remained steady in the 340 range.  However the saleable inventory has declined as sellers have noticed the multiple offer and the new listings hitting the market are priced well above the previous sales of comparalbe homes in the same location.  The result has been less showing, less offers and sellers holding to a price that is not warranted.  Many of the homes that are selling face the problem of an appraisal.  Most home buyers are either unable or unwilling … (0 comments)

We knew it would happen!  Prices rise and inventories will grow.  However this growth of available homes for sale has done nothing to lower the demand for well priced and located homes.  The newest phenomenon is seeing overpriced listings.  A local Realtor knows if a home is overpriced and will let their buyers know before showing the home.  Having a great local Realtor is now as or more important than it has ever been!
There were about 1,600 Active Listings in all areas of the Santa Clarita Valley at the high level mark.
