In our opinion it's absolutely price, unless it's entered incorrectly in the MLS.  All the factors - condition, location, etc. resolve into Fair Market Value.  If the property is priced at or below Fair Market Value, you should get a contract.  If it's above Fair Market Value - you likely won't!...
