Great points made here about the importance of how the property looks.  Before we take photos and place a property Active in the MLS the Seller is required to get the property "Ready for Showtime" and notify us in writing that this is as good as it's going to get! Your response to buyer feedback...

It depends.  If you are representing the Buyer it's a great opportunity to get a price reduction from the Seller.  If you are representing the Seller - they have a decision to make.  Hold out for a Buyer who is willing to make up the difference in cash - or take the bird in hand..... I get asked...
