A few days ago, I asked a question in the 'Rain Q&A, as I often do.
 
 
Note that this was strictly real estate related - nothing about "Schools" of "Fish"...nor shoplifted cheese! (Sorry if you missed the posts that prompted the preceding "humor"!)

What method or vendor do you use to request Showing Feedback from agents who have shown your listings?
 
As usual, the responses varied:
 
Offers are great "feedback" 
 
Call, text or email "manually"
 
Another showing is great "feedback"
 
Several vendors were mentioned - ShowingSuite, Centralized Showing Service (apparently connected with ShowingSuite, ShowingTime, forgive me if I missed any...

The "standard" Residential Resale Real Estate Purchase Contract used in Arizona and provided by the Arizona Association of REALTORS® (AAR) is a document that both Buyers and Sellers should familiarize themselves with prior to the time where they are signing off on it.

This post is focused on the cover page - for the benefit of the buyers - and is NOT part of the Purchase Contract.
 
 
 
It's a reminder to Buyers that they are responsible for many things AFTER a Seller enters into contract with them.

Buyer Agent contacts Seller directly - Ethics Violation?  
we provided a case study and posed the question:
Question: Is the Buyer Agent in violation of Article 16 (SOP 16-13) of the NAR Code of Ethics?  Why or why not?
So far - just 2 Rainers have chimed in with their opinions.

buyer agent: MLS Offers of Compensation - What are Buyer Agents ENTITLED to? - 07/31/10 08:28 AM
There appears to be a lingering perception in the minds of some Buyer Agents who have been around for a while that no matter what the total commission paid by the Seller is, the Buyer Agent is automatically and indisputably entitled to 50% of the total commission.
What's more, when they become aware that's not the case - some of them behave atrociously.  They wail......
"You're GREEDY!"
"You're UNETHICAL!"
"That's ILLEGAL!"
What they fail to realize is that this behavior is:
1. A violation of the REALTOR Code of Ethics and
2. makes them look like total morons!

We have adopted the approach of obtaining written instructions from the Seller that Offers not conforming to clearly specified instructions attached to the listing in the MLS be returned to the Buyer Agent without being presented to the Seller.  
It saves hours of time "fixing" poorly written offers that have to be countered just to "clean them up".
However - unless a Listing Broker has written instructions from the Seller to the contrary, ALL offers must be submitted to the Seller.

Don't bother me I'm a REALTOR
I was surprised by the number of Buyer Agents who insisted that the Listing Agents ought to do things the way the Buyer Agents want the Listing Agents to do things - or the Listing Agent is "bad", "unprofessional", "doomed to failure", etc., etc.  The primary complaint had to do with whether or not a Listing Agent could be reached by phone, and what hours they could be reached.
