haven express: Page 8...They Are On Their Way! - 06/28/16 12:28 AM
Yesterday I wrote about Page 7...The Test Drive Begins

Yesterday at 240pm I received a text message from  Deanna at West Press:

I just finished watching and teaching.. The 10 are out the door

The first ten are on their way!

We will know soon whether Priority Mail will take 1 or 2 days from Tucson to the Scottsdale area.  Suzanne will be checking the tracking numbers later this morning.

I'll be talking with Deanna this morning to see how long it took them yesterday to handle the first ten.

I've sent her a list for the next ten to be shipped today.

Tomorrow - perhaps thirty more.

haven express: Listing Broker/Agent "Benefits" Of An Over-Priced Listing! - 06/20/16 11:15 PM

I asked a few questions in the 'Rain the other day, as I often do.

This time the topic was "What are the benefits to the Listing Agent/Broker of an "overpriced" listing?"

Here, for your dining pleasure, are a collection of the responses that really stood out!

Some agents want the sign call. They can show something else.

…it'll hopefully get them calls they can use to generate leads for other properties, and it gets their signs out in town.

Some might think that it will generate leads.

They get the privilege to pay for ads on a house that may never sell at that price. They get … (118 comments)

haven express: Seller "Benefits" Of An Over-Priced Listing! - 06/13/16 11:59 PM

I asked a few questions in the 'Rain the other day, as I often do.

This time the topic was "What are the benefits to the Seller of an "overpriced" listing?" (that doesn't sell)

Here, for your dining pleasure, are a collection of the responses that really stood out!

The joys of having throngs of people wandering through your house during an open house.

The joys of having to keep your home neat as a pin, just in case somebody makes an appointment to view.

Those wonderful daily calls to your agent "are we there yet, are we there yet are we there yet?"

You can look forward … (22 comments)

haven express: And The Engine Rumbles Back To Life... - 06/12/16 01:28 AM
It's been a very busy time - from the beginning of the year, first planning, developing and fine tuning a marketing campaign, which took until mid-April to be ready, and garnered an instant response from the first mailing.

We aren't in the publishing and fulfillment business.

We're in the real estate business.

Listings.

Writing Contracts.

Negotiating Short Sales.

and the list goes on....

The marketing, however, does need to continue to fill the funnel.

So, starting tomorrow, we are outsourcing all printing, assembly and "fulfillment" to one of our favorite and trustworthy vendors.

We will email them Excel file(s) with names addresses and what marketing piece to ship - … (6 comments)

haven express: The Importance Of Being Timely... - 06/12/16 01:08 AM
As other real estate brokers out there will likely confirm, there are a lot of moving pieces involved with the phase between having a listing agreement signed, to having the property go Active in the MLS.

During this phase, other vendors come into play.

Sign and lockbox installer.

Professional photographer.

To name a couple...

To make sure this phase moves forward like a well oiled machine, it's essential that the vendors understand and commit to the time frames they need to fulfill.

We have that discussion up front, before hiring a vendor. Period.

And it's proven to be effective.

When contemplating hiring a vendor, it's not just about what … (6 comments)

haven express: Too Many Hoops To Jump Through With Paperwork... - 06/12/16 12:55 AM

"Too many hoops to jump through with paperwork prior to even seeing the house"

That was the final text to me in a string of texts yesterday...or wait...was it??!!

Tony Marriott: Hi Buyer - Just received your message about the house on 68th Ave - I’m currently at an appointment so can’t call right away - but wanted to get back with you ASAP. How may I be of help?

Buyer: Hi Tony, would like to see it today if possible

Tony Marriott: Hi Buyer - I should be finished with the current appointment by 1pm (Suzanne and I were at lunch!) - could … (4 comments)

haven express: How To Keep A Short Sale On Track For Closing - 06/11/16 12:28 AM
I found this in the archives and it is as relevant now as when originally written.

While the "example" provided remains the same, I have added additional thoughts to this post.
------------------------------------------------------------------------------------------------------------------

One of the "Master Keys" to Phoenix Short Sale success is being able to escalate Short Sale files (when necessary) to someone who can and will take the appropriate action.

While some of our peers "climb the escalation ladder" one rung at a time, from my Senior Executive experience in "Corporate America" I found that CEOs and other "C" level executives are not best pleased when presented with a situation that obviously demands … (0 comments)

haven express: Short Sales Do Not Have To Be Nightmares! - 06/09/16 10:57 PM
Back in "the day" of abundant Short Sales - think 2008 - 2012 here in Arizona - we used a very specific "process" for handling Short Sales effectively.  It was defined and refined over a few months in late 2008/early 2009.

1. Prior to activating a Short Sale listing the Seller had to provide completed "Sellers Homework" - all the usual documentation for a Traditional Sale, PLUS all the information the Seller's Lender(s) were going to require to "open" the Short Sale file.  No completed homework - no "Active" Short Sale listing. Period.

2. We created a standard Short Sale "Counter Offer" - … (4 comments)

haven express: It Rains On Fantasy Island! Part 2 - 06/09/16 02:19 AM
I wrote a couple of posts a few days ago.

One of them was about being contacted by a reporter for the Washington Post:

It Rains On Fantasy Island!

who wanted to discuss the "wisdom" (or lack thereof) of the practice of "Buying Listings".

Another related post:

How Many Overpriced Listings Are There?

garnered 316 views, but only one comment courtesy of John Pusa  - usually the ratio of views to comments for me runs around 10 to 1 - so would have expected 30 comments or thereabouts - but - on this topic - CRICKETS!!

You have secured and reviewed the Preliminary Title Report - and hopefully no surprises were found

You have placed A Seller's Home Warranty on the property for the benefit of the Seller during the listing period

The Seller has conducted a Pre-listing Home Inspection (optional) and has repaired - or … (6 comments)

haven express: "Seller's Belief" - How Big Is It Really? - 05/28/16 11:51 PM
I considered an alternate title - "Seller's Belief" - Does Size Matter? - but since Kathleen Daniels posted about a completely different topic today - with an outrageous title - which of course I was compelled to re-blog - I thought I would tone it down a little bit,

There has been a trend I've noticed lately - of the square footage of the home per "Tax Records" not matching the Seller's belief - which is usually a higher number.

Sometimes the Seller's belief is supported by a previous appraisal - which is great.

Sometimes the Seller's belief is supported by the floor plan provided by … (12 comments)

Next up is Pre-Listing Appraisal.

Why would you want a Pre-Listing Appraisal?

A few reasons come to mind.

What if the Square Footage of the premises stated in the Tax Records is less than the Seller believes it to be - but the Seller cannot find the Appraisal they received when purchasing the property?

What if the Seller … (6 comments)
