We are starting to see signs of REO agents attempting to leverage their REO "production" as a marketing tool for claiming expertise in the area of Short Sales.
Statement - "We closed x hundred transactions last year!!!"  
Implication - "We can do anything!!!"
Problem is, REO transactions are as different from Short Sale transactions as chalk and cheese.  Being a Short Sale Specialist does not qualify me to handle REO transactions, nor Property Management, nor Commercial, nor...... fill in the blank.

It never ceases to amaze me that a Seller "assumes" when they list their property with a broker that specializes in Short Sales that they get a "de facto" property manager as part of the deal!
 
"Do you have a coffee runner that can......"
 
Translation:  Could you drop what you're doing - negotiating a contract - negotiating with a lien holder - and go to my property to meet a vendor to let them into the house.

Far too often we see examples of agents touting themselves as "#1", "experts" - or perhaps "#1 experts" when the reality is far from the truth.

Here's the scenario.
You are the listing agent for a Phoenix Arizona home.
The property is vacant.
The property was previously occupied by a tenant, and the Seller still employs the property management company to manage the property.
You receive an email from another agent notifying you that they have driven by the listing, and noticed a serious leak at the water main which is saturating the yard and flooding into the street.

This is why.......my house is worth so much more than everyone else thinks it is.
I have washed the floors and shampooooed the carpets every day since I've lived here.
I break all the windows and replace them every three months....saves money on window washing.
I spend at least an hour a day on the prowl with a fly swatter making sure my home is varmint and critter free.
The view of the golf course is the best ever.  In fact, truth be told, it's the golf balls that break the windows - not me!

I was surprised by the number of Buyer Agents who insisted that the Listing Agents ought to do things the way the Buyer Agents want the Listing Agents to do things - or the Listing Agent is "bad", "unprofessional", "doomed to failure", etc., etc.  The primary complaint had to do with whether or not a Listing Agent could be reached by phone, and what hours they could be reached.
