Last Friday we met with Deanna from WestPress to confirm they are ready to  "throttle up" and to discuss more "fine tuning".
 
 
Not only does our revised plan of shipping 50 per day once a week, rather than 10 a day, five days a week, work for us - it also works better for West Press.  
 
 
The initial production run of 400 mailpieces is complete and waiting for fulfillment instructions.
 
West Press can comfortably ship 50-75 mailpieces in one day.

havenexpress: Anthem Autumnfest - 10/09/15 07:03 AM
Next weekend brings the Anthem Autumnfest to town.  The festivities include the "back by popular demand" Apple Pie Baking Contest, the Pumpkin Patch where for a nominal fee you can pick your own pumpkin just in time for Halloween, backed by live music, a strolling magician and ballon artists.  To top it all off, there are a plethora of Arts & Crafts vendors as well as carnival rides.

An article written by the NAR Legal Affairs Department and published in July 2009 starts:
"What’s in a Name?” That question begins the Membership Marks Manual of the National Association of REALTORS®."

On Monday we heard from a Buyer's Agent that his Buyer was cancelling the contract based on an "Unfulfilled Loan Contingency".  This happens from time to time - but it's always important to carefully review the loan denial from the lender - and to dig deeper if it appears the original "pre-approval" should never have been issued.

Why is Exclusive Representation important to a Seller?  
Here in Arizona, "Dual Agency" is legal and ethical, so this is not about insinuating that agents who practice it are "wrong" for doing so - far from it.  But - it's important for Sellers - and Buyers - to understand the implications/complications of dual agency.  Dual Agency can be "Single Agent Dual Agency" or "Two Agent Dual Agency".  
Single Agent Dual Agency is when the same Agent who lists the property represents the Buyer for the property as well.

Another key metric for Sellers considering who to hire to sell their home is what they can expect the sales price to be for their property.  Our pricing strategy has been fine tuned to the point that 100% of our listings since June 2011, both Traditional and Short Sale, have SOLD, averaging 19 days between Active and Contract for Traditional Sales, and 32 Days between Active and Contract for Short Sales.  As you can see, this is significantly shorter than the market average!  In addition, the average Sales Price is almost … (4 comments)

That comment, worth a mere 25 points, was enough to nudge us over the 1,000,000 mark.
 
That was the "easy" part.  We're way behind the leaders - they have more than double that amount.
How to catch up?  Time will tell!

Welcome to our first ANFSCD post aka "And Now For Something Completely Different".
The topic today is significant for many - and does impact me personally.
Health Insurance companies are making significant changes in their Individual Insurance Plans on offer for 2016.
It appears that BlueCross BlueShield across the nation has reviewed the 2014 (first year of the "new" plans) and determined that the Individual PPOs are too costly and therefore will no longer be offered in 2016.  
If you are employed, and your employer offers a Group PPO, that remains available.
