One aspect that surfaced in my recent blog post about Phoenix Short Sale track record "false advertising" when compared to the data in the MLS, was whether or not the data in the MLS can be considered "reliable".
Every listing agent is responsible and accountable for accurately and completely entering data into the MLS for their listings.
If they fail to enter accurate and complete data, the responsibility is theirs, and theirs alone.

I wrote a post about a week ago asking the question:

Is it unethical to point out false advertising to the public?  I was pleasantly surprised to see the post featured, and because of the "gold star" many Active Rainers chimed in on the issue.
Without recounting the details of all 127 comments, the discussion left me with this impression.
While many were quick to opine that one shouldn't "call out" another agent who is guilty of blatantly lying about their Short Sale track record, no-one was of the opinion that to do so was "unethical".

Some of my recent posts have focused on the Phoenix Short Sale "wannabe" listing agents that blatantly lie about their Phoenix Short Sale track record - presumably in the hopes of getting unsuspecting consumers to list with them.
I can see a Phoenix homeowner facing foreclosure being swayed by claims of "we've closed hundreds of short sales" coupled with the claim "we close 90% or more of our Short Sale listings".
Fact is - not one Phoenix Short Sale Listing Agent (according to the MLS) has closed 200 or more Short Sales - making the claim of hundreds a blatant lie.

One thing we've noticed here in the Phoenix metro area is the slowdown of showings of our Short Sale listings. 
Although the showings may be down, the contracts still come, as the way to sell a home remains inextricably linked to pricing it right.

Phoenix Short Sale negotiations are always so much....fun! 
Well...perhaps the word should be invigorating.
For instance, let's take today's "challenge".
Rural property.
Listed in August 2009.
On it's 3rd Buyer.
Vacant.
1st (B of A) will pay $3K to the 2nd (Chase HELOC).
Chase insists on $10K (balance is $73K) - having previously agreed to $3K.  Why the increase? Because the 2nd has been charged off.
Chase won't budge - or so it appears.
Let's get them together.

Some homeowners who are considering a Phoenix Short Sale are concerned, and rightfully so, about security of their property.  Until a Short Sale closes escrow, they still own the property and need to keep it maintained so the Short Sale closes escrow and they avoid foreclosure.

This is attached to every one of our Short Sale Listings in ARMLS (our local MLS) as Private REALTOR® Document 2, which is provided below for your reading pleasure!
We think it provides all the information needed about our listings to Buyer Agents and is available 24/7/365 – no need to call.
