Suzanne and I met with the owners again to review and discuss the information we had researched, and we agreed that the next step was for the owners to select an appraiser and obtain an appraisal to determine if the amount they wanted to sell for was even remotely close to the appraised value.
 
The appraisal was finally completed late last month.
 
It wasn't even close.
 
They wanted/needed to get 45% more than the property appraised for.
 
Therefore, their decision was "easy".

It's been a very busy time - from the beginning of the year, first planning, developing and fine tuning a marketing campaign, which took until mid-April to be ready, and garnered an instant response from the first mailing.  
 
We aren't in the publishing and fulfillment business.
 
We're in the real estate business.
 
Listings.
 
Writing Contracts.
 
Negotiating Short Sales.
 
and the list goes on....
 
The marketing, however, does need to continue to fill the funnel.
 
So, starting tomorrow, we are outsourcing all printing, assembly and "fulfillment" to one of our favorite and trustworthy vendors.

As other real estate brokers out there will likely confirm, there are a lot of moving pieces involved with the phase between having a listing agreement signed, to having the property go Active in the MLS.
 
During this phase, other vendors come into play.
 
 
Sign and lockbox installer.
 
Professional photographer.
 
To name a couple...
 
To make sure this phase moves forward like a well oiled machine, it's essential that the vendors understand and commit to the time frames they need to fulfill.
 
We have that discussion up front, before hiring a vendor. Period.
 
And it's proven to be effective.
