On Monday we heard from a Buyer's Agent that his Buyer was cancelling the contract based on an "Unfulfilled Loan Contingency". This happens from time to time - but it's always important to carefully review the loan denial from the lender - and to dig deeper if it appears the original "pre-approval" should never have been issued. Why is Exclusive Representation important to a Seller? Here in Arizona, "Dual Agency" is legal and ethical, so this is not about insinuating that agents who practice it are "wrong" for doing so - far from it. But - it's important for Sellers - and Buyers - to understand the implications/complications of dual agency. Dual Agency can be "Single Agent Dual Agency" or "Two Agent Dual Agency". Our pricing strategy has been fine tuned to the point that 100% of our listings since June 2011, both Traditional and Short Sale, have SOLD, averaging 19 days between Active and Contract for Traditional Sales, and 32 Days between Active and Contract for Short Sales. Part 2 of 4 - Days on Market Why are days on market important to a Seller? Several reasons come to mind. The shorter the time between Active and Under Contract, the less wear and tear on the property (and the Seller if they still live there). A post by Barbara Todaro sparked the idea for this 4 part series. Check out her post Newbies | Learn To Self Promote | Make Your Phone Ring. It's well worth the read.
