I added the following numbers: What I paid for the property in the mid 2000s What I have spent in property maintenance and improvements since that time What I need to net from the sale of the property And a bonus because my house is the best house in the neighborhood.
Hmmm...said a voice... That list price is significantly above the list price at which several other similar properties expired in the past few months.
That's OK - as I said it's the best house in the neighborhood. And I'm sure it will appraise.
Hmmm...said a voice...and what will you do if it doesn't appraise for that price?
That's what a Seller told me that they had been told by another agent when they questioned the discrepancy between what the agent had said they would do and what the agent had actually done, or rather had not done...
Anyone else see a problem with that posture?
Years before we exited corporate america in favor of residential real estate, we practiced and preached:
Say what you are going to do
Do what you said you would do
When you said you would do it
It's just that simple...

There was a year I spent at Shawnigan Lake on Vancouver Island, British Columbia, followed by a couple of summers at Dawson's Landing - accessible by boat or seaplane only.
