      <title>Dallas Housing Market - Have We Hit Bottom Yet?</title>
      <description>Well, I continually get asked the question, "when do you think we will hit bottom in the Dallas housing market?". Lately, I have been saying, "I believe we already did during this 1st quarter". Now, this is just my opinion and we are in Dallas, TX, where home sales have taken a hit, but not nearly as big a hit as most other major metro areas across the U.S. Well, today, CNN is reporting that housing starts across the country were higher than those in January, which is GREAT!! With this news, I really do think that our market in the Dallas area has already seen "bottom". So, for all those who were "waiting for the bottom", I think they missed the boat!!
While one month of increased sales from January is not indicative of a housing rebound, if we can see 3 consecutive months of increases, then analysts say that would be a good sign of some recovery. CNN reported the following additional good news :
"On Monday, the National Association of Realtors said that existing home sales rose 5.1% in February to a seasonally adjusted annual rate of 4.72 million units from a rate of 4.49 million in January. Last week, the Commerce Department reported that initial construction of new homes surged 22% in February to a seasonally adjusted annual rate of 583,000, up from a revised 477,000 in January. It was the first time housing starts increased since June. Meanwhile, a report from the Mortgage Bankers Association showed Wednesday that the number of Americans applying for home loans jumped 30% last week, driven mostly by applications to refinance existing loans."
I don't know about all the other DFW area realtors, but my business has really picked up. I have several buyers looking to buy and my listings are starting to get some great showing activity. I'd be interested in hearing what other DFW area realtors are experiencing in their business.

      <title>Dallas Area Real Estate</title>
      <description>I spoke with a realtor on the west coast today and he was talking about how "bad" business was in his city and that he was considering getting a corporate job, if things don't "turn around" for him soon.
As a realtor in Dallas, TX, I consider myself lucky that we are not feeling the housing "recession" that many other large metropolitan areas in the country seem to be feeling. Even so, I am still constantly being asked about the "doom and gloom" headlines that are splashed across every newspaper, television screen and magazine publication regarding the current state of the housing market. According to some of the articles I have read or broadcasts I have heard, the current housing "recession" is one of the worst on record and we will have a difficult time recovering from it. While I am sure this is the case in many areas of the country, we are not seeing that to be the case for DFW area real estate.
Dallas/Ft. Worth area real estate has always been different from the rest of the country, from what I have witnessed personally and from what I have heard from other longtime realtors who have been in this business for many, many years. So, I continue to tell potential clients, friends and family that "the real estate market is a local market," and, in the Dallas/Ft. Worth area, we are not seeing the "doom and gloom" real estate market that is being described in the media. Yes, we are seeing some neighborhoods with declining sales and some price declines, but we also have some neighborhoods that are experiencing increasing sales volume and increasing prices, as compared to the same time last year. We are also seeing some significant declines in months of inventory in these same thriving neighborhoods. Sure, there are areas in the city that are not fairing as well as others, but overall, I think Dallas and Ft. Worth real estate is doing very well compared to the other large metropolitan areas of the country.
What an exciting business!!! I think this is a bump in the road for all of us and a test of sorts. If we can make it through this time in real estate history, we should be able to make it in any type of market. What do you think?</description>

      <description>About a week ago, I was approached by a friend of mine who wanted to introduce me to a local investor who is wanting to purchase MANY foreclosed single family residences - FAST. I mean, he was talking about hundreds of offers, quickly. I must admit, I was thrilled at the prospect of making some good commissions from these sales, but then I got additional information, when I spoke to the investor directly. I found out that this guy wanted to submit many, many offers on different listings, sight unseen, and only offer about 60-70% of the current list price. This made me very uneasy, right away. Once I got my questions answered, I did not commit to anything. I advised the investor that I would like a couple of days to think about the opportunity. I decided against the opportunity, because I really don't want to get a reputation of being a realtor who submits "low-ball" offers on every contract offer. I also do not want to "upset" any of my colleagues with this type of offer. I realize that some banks are accepting low offers on homes, but are they really taking 60-70% of the current list price, not the original, but the current list price? I am confident that I made the right decision and, interestingly enough, my decision was fairly immediate after speaking with the investor. I did talk to a couple of other realtors and my team lead at my office, just so I could hear other perspectives about this opportunity. Well, they all had similar reactions and concerns. I truly believe that my reputation is worth far more than any business or commission opportunity. I have to be able to look myself in the mirror each day and KNOW that I am doing the right thing in everything I do.       <description>As a realtor in Dallas, Texas, I consider myself blessed that our market is fairing pretty well when compared to other major cities in the U.S. Don't get me wrong, we certainly saw a slowdown in sales in the 2nd half of 2007 and inventories did grow to new heights, however, other cities were far more impacted than we were here in Dallas.  Late last week, in the Dallas Morning News newspaper, I read an article about average "days on the market" for existing home sales in Dallas, Texas, as compared to other major metropolitan areas in the United States. Good news for Dallas, but not so great news for other cities like Miami, according to the article. In summary, the average existing home in the Dallas market sold in 80 days. Denver was the only other large metropolitan market area that out-performed the Dallas area, with 77 days being its average. Unfortunately for Miami, Florida, existing homes are on the market an average of 143 days before they sell, according to the article. The article also indicated that Dallas was one of only two market areas where median home prices saw an increase when comparing December prices with November prices in 2007. The article also had some good news regarding the stabilizing of inventories in the Dallas area, which is great news to hear.
