If your home has been updated, and has been priced according to market value, then it will sell.
Houses that linger on the market tend to be a combination of not having been modernized, less than ideal location, and sellers who insist on pricing that reflects what they "want" rather than what the home's value is.

metrowest: Natick, Needham, and Wellesley Real Estate Trends...June 2009

Results Are In!..Local Real Estate Market… Wellesley, Needham, Natick As I have reported earlier this year the market varies greatly by town. Needham and Natick are demonstrating stability and equilibrium with sales and inventory in balance. Wellesley on the other hand has seen both sales units and dollar volume plummet by 42.8% and 51.3% respectively.
Combine drastically lower sales in Wellesley with inventory that has skyrocketed 74.8% and you get a market significantly out of balance. Perhaps sellers are trying to out wait cautious buyers? More likely, by waiting to reduce their asking prices, sellers will ultimately have to (0 comments)

I just became aware that one of my current listings, 34 Algonquian Drive in Natick was listed on craigslist as a rental for $800 per month! The spammers used my copy from the actual listing and photos. Then they set up a fake email address at yahoo and included a variation of my name to "legitimize" their bogus rental ad! I was contacted by someone who'd responded to the bogus ad and spoke with the spammers on the phone.
They claimed they were in London, had the house keys in London, and the price was so low because they simply (4 comments)

- MetWest Scene - Market Momentum Posted on March 8, 2009 by bostonkayakguy Well the real estate pundits have been pontificating on what the market’s been doing. And it seems that anyone and everyone announces their opinion as fact. Some of the major media outlets have decreed certain towns to be “recession proof,” and others have taken attendee numbers at an open house to be the indicator of how well a town’s market is faring these days. But rather than relying on anecdotal evidence, let’s take a look at the facts. What are the relevant numbers and what do they tell (2 comments)
