      <title>What is A.C.H.A Home Ownership Opportunity Program?</title>
      <description>Adams County is a wonderful place to live.  Adams County Housing Authority (ACHA) has been helping first time homebuyers purchase residential real estate since 1992. ACHA is now presenting First Time Home Buyers Down Payment Assistance Program "Smart" Home Buying 101. This is an excellent opportunity for first time homebuyers to become homeowners.   Participants in the program must meet income guidelines, attend an educational class prior to executing a sales agreement and purchase property in Adams county. Other restrictions may apply. Buyers contribution is 1% of the purchase price and ACHA's contribution to downpayment and closing costs will be $7000 per transaction total. This is grant money and is forgiven at 10% per year, over 10 years at 0% interest and no monthly payment is required.

What does this mean to a first time homebuyer. The normal downpayment for a FHA loan is 3.5% of the purchase price. Closing cost can be in the 3-4% range of the purchase price. Examlple: purchase price $150,000. Downpayment would be $5250 and closing costs $4500-6000. The buyer would need $9750-11,250. Using the ACHA HOP Program the first time homebuyer would need $1500 (1%) and the remainder could be covered with the $7000 ACHA grant and a small seller contribution.  Are these numbers real? Currently there are 57 HUD Owned properties for sale in Adams County priced from $100,000 to $150000 and HUD will contribute up to 3% for closing costs. There are other bank owned properties in Adams County also from FannieMae and FreddieMac which will also contribute. The question is not if you can buy but when.</description>

      <title>Is HUD guilty of REDLINING</title>
      <description>Is the government agency,Housing and Urban Development(HUD), who so proudly shouts "Equal Opportunity" guilty of redlining and discrimination?
What is REDLINING? Mortgage bankers and lenders are familiar with this term.   As defined by Wikipedia  Redlining is the practice of denying, or increasing the cost of services such as banking, insurance, access to jobs,[2] access to health care,[3] or even supermarkets[4] to residents in certain, often racially determined,[5] areas. The term "redlining" was coined in the late 1960s by John McKnight, a Northwestern University sociologist and community activist.[6] It describes the practice of marking a red line on a map to delineate the area where banks would not invest.
Up until late November or early December HUD withdrew the $100 down incentive program for HUD Owned Properties or better known as HUD HOMES in Colorado. No one seems to know or will say exactly when the program was pulled. The $100 down program helped  literally hundreds of first time homebuyers and other owner occupants purchase foreclosed properties that were turned over to HUD.
What does this have to do with REDLINING? The $100 down program is still active and being promoted in 9 other states and Puerto Rico and the Virgin Islands.   Currently in Colorado there are over 1300 HUD HOMES or as HUD would prefer them referred to as "HUD Owned Properties" listed and for sale. Over 500 of these homes are priced under $100k and 700 were priced between $100k and $200k.
What do you think? Has HUD drawn a red line around 41 states saying they would rather sell the foreclosed homes that are now HUD Owned just in 9 states and Puerto Rico and the Virgin Islands? What, in the Department of Housing and Urban Development, makes the 9 states and two territories special? Why should HUD Owned Properties be harder to qualify to purchase and acquire financing in 41 states?</description>

      <title>New brochure from the U.S Postal Service</title>
      <description>This morning I received a brochure from the U.S. Postal service titled "Do you know the warning signs of Fraud?. I found the brochure to be very informative and thought it would be good to pass it on to AR.
The brochure lists some warning signs for fraud. Warning signs like "Sounds to good to be true" or "Guarantees success" or "promises unusually high returns".
It tells how to play it safe and gives several facts about fraud that I did not know and found to be usesful. Facts such as,"Your bank will never email or call you for your account number." Now one would think that was a no brainer but it is interesting how this question can be cleverly hidden to manipulate one into answering it.  Another fact was that foreign lotteries are illegal in the U.S. and you can't win regardless of what they say.
The brochure lists the addresses, websites and phone numbers for the U.S. Postal Inspection Service and the Federal Trade Commission. It also has a wesite (deliveringtrust.com) with free videos.</description>

The City of Thornton and Colorado Housing and Finance Authority (CHFA) provide first-time homebuyers interested in owning a home in Thornton, with opportunities for competitive fixed rate mortgages, down payment assistance, and tax credits.  A first-time homebuyer is someone who has not owned a home in the last three years. To qualify, you need to meet income and purchase price limits, complete a free homebuyer education course, have a minimum credit score of 580 and contribute $1,000 toward the purchase of the home.
