franklin tn realtor: Focus on the BIG PICTURE. How to sell your home in Franklin TN. - 10/25/11 02:37 AM
While there are many things you can do to help sell your home in Franklin, TN (staging, pricing it right, make it easy to show, keep it clean, professional pictures, etc.), there are a couple of MAJOR THINGS all homeowners need to do...
BE REALISTIC.
Yep.  I said it.  This economy applies to you.  You aren't going to be able to sell high and buy low.  But, if you are realistic, you will be able to sell relatively quickly (and, by doing so, net more than those who are holding out for a higher price).
What do I mean?
In the last … (4 comments)

franklin tn realtor: Leipers Fork TN - Absolute Auction (Sept 3) - 09/02/11 02:46 AM
COME BE MY NEIGHBOR!
It's not often a home on less than 5 acres goes up for sale in Leipers Fork.  It's even more rare, when the home goes up for absolute auction... especially on Old Hillsboro Road!
On Saturday, Sept 3 at 10:00, that is exactly what is happening at my neighbors house.  The auction is being provided by Gary Auction.  (You won't often see me link to competing agencies, but I really do want a good turnout for this!  Although, I don't think they need to worry.  I can think of 10 people already interested in this house... and have … (0 comments)

franklin tn realtor: Franklin TN - New (Old) Movie Theatre - 08/11/11 12:49 AM
There's been a lot of talk about the "new" Old Theatre.  Completely refurbished and remodeled.  There's something so charming about heading to a historic theatre - like stepping back in time.
From their website:
Our enduring romance with the Franklin Theatre began in the summer of 1937 when the marquee first illuminated Main Street, invited Middle Tennesseans to buy a ticket – and laugh, cry and dream. Inside the theater walls, moviegoers enjoyed fresh popcorn, afternoon matinees and first kisses. They walked away with a lifetime of memories.
Over the next 70 years, the world changed a lot – but the … (2 comments)

franklin tn realtor: Divorce and Your House (Part 1 - Emotions and the Big D) - 03/30/10 02:37 AM
It goes without saying that getting divorced can be very emotional.  Anger, sadness, depression, fear, grief, hate, uncertainty.  All these emotions can often lead people to think...
I HAVE TO KEEP THE HOUSE FOR THE KIDS!
It's at this very important time, a divorcing couple needs to set aside their emotions and look at the home from a logical standpoint.  Sometimes keeping the house is o.k., sometimes it's NOT!
The house can be the most dangerous asset in the divorce.
Yes, dangerous.  Why?  Because - if there is any joint ownership and/or joint debt after the divorce, then you are … (0 comments)

franklin tn realtor: In the words of my 6 year old... "Well, DUH!" - 03/06/10 03:16 AM
I woke up this morning, coffee in hand as I stumbled to the computer to get my morning dose of news.  As I'm browsing through MSNBC, I come across an article that left me dumbfounded.  (Well, not really, I've seen it before, and I'm sure we'll see it again!)
It seems a woman at the Wisconsin Zoo decided it would be a good idea to feed the bears.  The article stated:  "Police say a bear bit off a woman's fingers at a Wisconsin zoo after she ignored barriers and warning signs to try to feed the animal."

At this … (8 comments)

franklin tn realtor: The hazards of working from home... - 02/18/10 04:05 AM
When I became a Realtor and decided to sell homes in Franklin, TN, and especially when I started my own company (Stamps Realty, Inc.), I was thrilled at the prospect of working from home.  (Heck, I still am!)  But I knew, with the benefits comes downfalls.
Snow Days... Honey, can you do XXX for me?  Mommy, can I play on your computer?  (neighbor) Do you mind watching my kids?
Holidays... (see above)
Summer... Mommy, I'm BOOOORRRREEEDDDD.  Can we go see a movie?
Sickness... UGH!!!  I don't want to work, I think I'll watch Oprah!
But, what I realized today is...

franklin tn realtor: Franklin TN or Disneyland? - 01/10/10 10:09 PM
Not many people know I've been to Disneyland close to 100 times.  WHAT?!?!  You heard me!  It helps that I grew up less than an hour from the place, so it was an easy day trip for my parents.  From the time I was 2-35, I probably went anywhere from 2-3 times per year.  In the past 5 years, I've been to some Disney location (land or world) 4 times (and I live 2000 miles away!).  As the parent of a 6 year old, our vacation plans always tend to somehow involve Disney.
If you've ever been to Southern California, you know that most … (2 comments)

franklin tn realtor: Why Sellers Need to Pay Attention to Absorption Rate (Franklin, TN) - 01/08/10 05:18 AM
If you've trying to sell your house for any amount of time, you've probably heard your agent say "you  need to drop your price" on more than one occasion.   Annoying as it may be, it's even more annoying to not understand why.  You can see that your neighbors are asking more than you.  You know that the guy down the street sold his house for more.  Why do YOU have to drop YOUR price?

Many agents understand the concept that the "market dictates the price."  However, unless they are able to follow the statistics, it's hard for them to see WHY … (8 comments)

franklin tn realtor: Garbage and Recycling in Williamson County, TN - 01/07/10 12:36 PM

      vs.
One of the questions I'm asked as a Realtor in Williamson County, TN is "what about trash and recycling?"
Coming from California originally, where both trash AND recycling were picked up from my home, I sometimes forget we need to take an extra step here in TN if we want to recycle (and sometimes if you want someone to come get your trash for you!).  After 8 years, I still can't bring myself to throw recycle away (oh, the guilt I feel when I do! *grin*) - nor can I get usedto hauling my trash to the … (2 comments)

franklin tn realtor: Murphy's Law of Real Estate... - 11/03/09 01:11 AM
Regardless of how diligent an agent we may be, it seems every deal has some sort of "issue" arise.  Whether it's your fault or that of someone else, that darn "Murphy" always seems to rear his ugly little head!  While they are traumatic & stressful at the time, now I can look back on them and smile.  Not because they were fun (they weren't), but because it's made me a better Realtor because of it!

Murphy's Law of Real Estate...
1. The one time you don't get a Buyer's Rep Agreement signed is the one time your "clients" decide to … (6 comments)

franklin tn realtor: Franklin TN Real Estate: I could get used to this! - 10/25/09 01:46 PM
On October 1, I made a promise to myself that I'd write 30 blogs in 30 days.  I even slipped a little when our family got sick and vowed to change my mindset about the whole thing.  I made every attempt to keep it up, but something outside of my control has seriously interfered.  I'M CRAZY BUSY WORKING!!  Blog, schmog, I don't have time to THINK about something to write!

After a long and difficult 2 years, I can definitely feel the Franklin TN real estate market picking up.  One month ago I was working with the same 2 listings I've had … (3 comments)

franklin tn realtor: Equity vs Real Money (Franklin TN Real Estate) - 10/16/09 05:30 AM
I've noticed an interesting "mindset" that has developed among home sellers in Franklin TN.  I'm sure it's a mindset with most home sellers across the country.  It's the concept of having "lost" equity.
"I've lost so much equity in my home over the last few years, I can't possibly sell it that low!"
Equity in a home only becomes money IF you were to sell your home for a certain price AT THAT TIME.  It's not real money.  You can't take it to the bank and deposit it.  You can't throw it on your bed and roll in it.  You can, however, … (2 comments)

franklin tn realtor: Franklin TN Real Estate - Shhhhhhhh, don't tell anyone... - 10/15/09 02:09 PM

Shhhhhh... don't tell anyone.   If you are looking to buy or sell a house, now is the time.   Don't tell anyone or they may beat you to the punch if you don't do what you need to do!
Shhhhh... don't tell anyone.  My phone is ringing off the hook.  The Franklin TN Real Estate market really is starting to pick up.  I was wondering if it was just a quirk, but it's been like this for the last few weeks.  (hmmm... ironically, it started when I picked up blogging again - do you think people are trying to get me to … (0 comments)

franklin tn realtor: Lessons from the Recession... - 10/15/09 04:38 AM
I've always wondered about some of the people from my father's generation (he's 83).  You know - the one's that survivied the depression.  They are frugal.  Heck, they can be downright cheap and are the best penny pinchers on the planet.  It always amazed me - despite having money in the bank (lots of it), they still clipped coupons, go to yard sales, and did what they could to save money and sock it away.
At the time, it seemed rather silly to me.  I'm Gen-X.  We never suffered a war.  We never saw any serious financial times.  And we were … (52 comments)
