BE REALISTIC.
Yep.  I said it.  This economy applies to you.  You aren't going to be able to sell high and buy low.  But, if you are realistic, you will be able to sell relatively quickly (and, by doing so, net more than those who are holding out for a higher price).

WOW!  This just came from our local Association of Realtors:
Freddie Mac reported on Aug. 18 that the 30-year fixed mortgage rate fell to 4.15 percent for the week from 4.32 percent the prior week, marking the lowest level since 1971.  The 15-year fixed mortgage rate dropped to a new low of 3.36 percent. Joel Naroff of Naroff Economic Advisers says low mortgage rates will not spark a recovery in the housing market, citing the difficulty of qualifying for a mortgage.

The installation of I-840 has been a long process, but it's slowly getting there!  Recently, the section connecting Hwy 100 and Pinewood road opened (cutting off about 10-15 minutes for those needing to get to I-40 from Leipers Fork!). 
On the 78-mile route, 66 miles are open to traffic, with approximately 12 miles remaining in some phase of construction in Williamson County. The entire route is scheduled to be open to traffic by December 2012.

It's certainly not fair, but there's a hidden truth to home selling and home buying.  Buyers will judge the location of a home by how your neighbor's yard looks.
While they could be the best neighbors in the world - friendly, helpful and take care of your pets when you're gone - if their front yard is a mess, it can lower the value of your home, AND keep buyers from even looking.

Greetings from the flood zone!  In the past 48 hours, my little town of Franklin, TN (more specifically, Leipers Fork, TN) had a seasons worth of rain (15+").  As you can well imagine, once the creeks were full, there was nowhere for the water to go but up.  Reports are saying, this passed the 100 and 500 year flood plains.  To declare we were under a state of emergency was an understatement - EVERY road in our county was closed, the National Guard was called in and a dusk to dawn curfew was imposed!  Our sweet, serene little piece of heaven became anything but! … (0 comments)

It's that time of year again. A time for looking back - and looking forward.  A time for reflection, and for planning.  Every year, I do a sales report like the one below.  Sometimes it is exciting, other times... it's depressing.  This year, it's eye-opening.

September in Leipers Fork.  Beautiful weather.  School is in full swing.  Weekends are filled with lots of Harleys and Bicycles riding down Old Hillsboro Road. 
Unfortunately, it appears everyone was too busy enjoying our beautiful September to be seriously searching for houses.   
As of September 30, there were:
70 listings on the market ranging from $164,900 - $6,500,000; 1 pending contract 0 closings  2 listings that went under contract and are in contingency status. On a good note, October appears to be looking up!
