By STEVE BROWN / The Dallas Morning Newsstevebrown@dallasnews.com
Second-quarter Texas home sales rose for the third period in a row compared to year-earlier transactions, the Texas Association of Realtors said Monday.
Existing single-family home sales were up 14 percent from second quarter 2009.
Sales increased 12.38 percent in Dallas, 14.9 percent in Fort Worth, 20.32 percent in Irving and 20.77 percent in Garland, according to the quarterly report. Sales also rose by 11.01 percent in Collin County and 18.45 percent in Denton County.
The Realtors attributed the increase to an improving economy in the state and a jump in homebuying caused by federal tax credits, which expired in April.
"We're encouraged to see continued strength in Texas' real estate market as 2010 marches forward," Texas Association of Realtors chairman Bill Jones said in the report.
Statewide median home sales prices were virtually unchanged at $149,200.

Report: 90-day delinquency rate on mortgages dips in Dallas area
07:37 AM CDT on Thursday, July 29, 2010
By STEVE BROWN / The Dallas Morning News
stevebrown@dallasnews.com
Fewer Dallas-area homeowners are seriously behind in their mortgage payments.
In June, 5.41 percent of area residents with home loans were 90 days or more late on payments, researchers at CoreLogic said Wednesday. That's down from a peak serious-delinquency rate of 6.09 percent in February. But it's still higher than the 4.59 percent rate a year earlier.
Dallas-area mortgage delinquencies are well below the national average of 8.05 percent. Borrowers who haven't made payments in 90 days or more are considered most likely to lose the property.
The percentage of local homeowners in foreclosure is 1.43 percent, less than half the national average in June, CoreLogic found.
Local home foreclosure rates peaked in March at 1.51 percent.

Picking the best surburb for you!

There are lots of factors to consider when picking the suburb that is the best fit for you and your family. It is important to think about average home price, schools, shopping, access to highways and roads, activities available in the area, etc.. The north Dallas area has so many good suburbs, and each of them have their own benefits.
In the 2010 D Magazine ranking of Dallas's best suburbs, both Allen and Prosper made it into the top 5 this year! Frisco and Plano rounded out the top 20! And McKinney is close at number 24. All of these cities have so much to offer with good schools and great neighborhoods. They are all growing economically with retail centers, highways, parks, and entertainment venues being built around each corner.
Check out the article in D Magazine for more information.
I would love to help you find the right suburb for you! Please feel free to contact me with questions. I am an expert serving the Frisco, Plano, Prosper, Celina, McKinney, and Allen areas.

Dallas and the Superbowl!

It is so exciting for Dallas to finally get the superbowl at the new Cowboy's statuim. It is something that this city has waiting far to long for, and it is our chance to shine! In the article below in D Magazine, it mentions that this is a great opportunity to let the businesses in the area really shine.
It is the hope that the country falls in love with the Dallas area just the way that we have, and that there will be many super bowls to come in the future. The Dallas area is already a great place to live, but exposure on this level is only going to make it more desireable.
Check out the artilce and get pumped up for the Super Bowl! With any luck, our very own Dallas Cowboys will be playing in it! Well... I can dream right!

Pricing your home right!

If you are thinking of selling your home, one of the first steps is to determine the list price. It is essential to list your home at the right price and it is important to get it right the first time. The pricing of a house is a major component in ensuring that your home sells quickly. There are several things to consider when finding the price that is right for your house: 1. Abandon your Personal BiasIn order to determine the market value of your home, you must objectively establish what someone else would pay for your house. This means setting aside your emotional attachment to the many wonderful memories you have shared in your home. Some things to consider when determining the price of your home: total square footage, floor plan, construction quality, condition, amenities, lot size, topography, view, landscaping and neighborhood.2. Educate YourselfVisit local open houses and compare the location, condition, size and amenities of these houses to your own as objectively as possible. If your house is located in a neighborhood that is highly in demand, you will be able to get a higher price than you can for the same house in a less desirable area. A house that has been well-maintained will show better and, therefore, is likely to sell more promptly and for a higher price than one that needs work. When a house offers amenities that are currently popular in the marketplace, it will invite a higher price.3. Get Comparable Market Analysis from your Real Estate AgentAs your real estate agent, I will give you a full Comparable Market Analysis after examining what comparable homes have sold for in your neighborhood in the recent past. Drawing upon my knowledge of other homes within the area, I will determine what I believe to be an approximate value of your home that we may use together to determine the final listing price. 4. Calculate the Price per Square FootUsing homes from the Comparable Market Analysis, divide the list price by the total square footage. This will establish a baseline value per square foot of homes in your area. Multiply this number by the total square footage of your house and adjust based on amenities.5. Consider Market ConditionsHow is the economy? Interest rates? Local job market? What season is it? Homes tend to sell more quickly in the Spring and Summer months than in the Winter because people prefer to move during the longer warmer days and between school years. Are prices of homes in your neighborhood on the rise? Are they selling quickly? Check your Comparative Market Analysis to determine the days on the market for each comparable house sold. When real estate is booming, houses may sell in a few days. Ask your local real estate agent if it is a buyer's or seller's market. The Unsold Inventory Index, which indicates the pace of the market, is calculated by measuring how long it would take for all the homes currently on the market to be sold at the current rate of sales. A smaller index signifies a seller's market, whereas a higher index suggests a buyer's market. The Price Discount is the percentage difference between the seller's initial asking price and what the house actually sold for. A small percentage means the market favors sellers, while a large average discount signals a buyer's market. 6. Offer IncentivesBe creative and flexible in meeting the buyer's needs. For example, offering a short escrow will attract buyers who want to move immediately. You might propose paying the buyer's closing costs to seal the deal. Cash incentives will help first-time buyers who need assistance with their down payment.

When shopping for your dream home it is important to find a house that you love, but that is also within your budget. I would be happy to help you go through your budget and narrow down a price range that will fit for you.
I specialize in the Frisco, Plano, Celina, Prosper and McKinney areas, and there are some great homes and wonderful neighborhoods for all price ranges! The Dallas area real estate market is showing signs of improvement. New home sales are up, forclosures are down, and people are starting to make their payments on time.
Check out this great article in the Dallas Morning news about the turn around with mortgage payments. Click here to read the article.

If fireworks are your thing, 4th of July in Dallas has a lot to offer. Cities like Addison, Plano and Frisco all have days of events planned over the holiday weekend with something that is sure to fit everyone!

In addition to fireworks, the city of Frisco offers a great rec center with an indoor and outdoor water park that has areas for kids of all ages.
You can also check out the Hawaiian Falls water park. With one in north Garland and one in the Colony, there are plenty of near by places to keep cool this summer without having to drive to far.

Frisco and McKinney among the Nation's fasted growing!

In North Texas, the newcomers keep coming and coming and coming.
Frisco was the nation's fastest-growing city last year, according to U.S. Census Bureau data released Tuesday. McKinney wasn't far behind, ranking third.
The top 25 list is studded with several other North Texas cities, including Lewisville, Fort Worth, Carrollton and Denton.
Census Data
Search U.S. Census Bureau Data: State and county housing unit estimates | Population estimates by age, race and sex
Link: Get population data from the North Central Texas Council of Governments
Search Census population estimates: Metropolitan | County
Link: Census Bureau
Frisco claimed the top spot among cities with more than 100,000 people, thanks to a 6.2 percent population increase during a 12-month period starting in July 2008. Its Collin County neighbor, McKinney, scored a 5.5 percent jump.
Any way you slice or dice the census data, Frisco and McKinney remain chart toppers. Over the past decade, Frisco also had the country's biggest population growth, while McKinney ranked No. 2.
More than 102,000 residents were in Frisco in 2009, compared with fewer than 34,000 in 2000, a take-your-breath-away 204 percent jump.
In 2009, McKinney's population was nearly 128,000, up from about 54,000 in 2000 - a 135 percent increase.
All that city growth has helped pump up Dallas-Fort Worth. The area added more residents than any other metropolitan area in the country, both in the last year and the past decade, according to census data released in March.
Credit the population growth to good jobs, as well as an economy and housing market that aren't as bad as in other parts of the country.
All of last year's 10 fastest-growing cities are in Southern states, including North Carolina, Virginia and Tennessee. Of the 50 fastest-growing cities, 19 are in Texas.
Texas' robust population growth - it's the fastest-growing state - means it's bound to add at least three new seats in Congress after the 2010 census, which is under way.

Home Apprasials

Every house for sale in today's real estate market must be sold twice. First, you must find a buyer ready, willing and able to purchase the home. Second, you must sell the value of that house to a bank so they will agree to lend money based on the negotiated price. The second sale may be more difficult than the first in the current lending environment.
A mortgage is necessary in the vast majority of real estate transactions in this country. The buyer puts a certain amount of money ‘down' and then borrows the remaining balance from a lending institution. The lending institution then issues a mortgage to the buyer using the house as collateral. In order to establish the value of the house (collateral), the bank will send out an appraiser. The appraiser will inspect the home; do research on the homes like it that have recently sold in the area and report back to the bank whatever it deems to be the value of the house. The bank must feel comfortable that the value is strong enough to justify using the home as collateral for the loan.
What does this mean to you?
If you are a buyer...
Realize that only you know what the true value of the home is to you and your family. You have probably shopped online and seen 100's of homes. You then picked out the ones you thought were best and visited them. You went into every room and saw every amenity. After scrutinizing all these homes, you picked out the one that best fit the needs and goals of your family. You agreed on what you believed to be a fair price. Don't allow the appraisal to convince you that you were wrong. The report was done in just a few days (or even hours) and was completed to satisfy the banks current need to be conservative.
Be willing to revisit the price of the home and see whether the difference can somehow be negotiated.
If you are the seller...
Realize you are selling your house at a time when banks are being conservative on values. If your appraisal does not come in, do not be quick to ‘kill the deal'. There is no guarantee that you will find another purchaser. There is no guarantee that a new buyer will match the offer the previous buyers made and, even if they do, there is no guarantee that you won't have the same challenge with a new appraisal.
Think hard and long and see if perhaps you can re-negotiate a deal that both you and the buyer can live with.

It's finally here! In and Out Burger!!
Are any of you like me? Whenever you take a trip out west, you have already plotted out how to make a stop at In and Out Burger fit into the schedule? This family owned business has become quite the sensation in burgers and fries. I don't know what they do to those burgers, but they are the best I've ever tasted!
But finally good news! No more flights to the western states to enjoy one! They have just opened one up in Garland, Texas!!
It is worth the drive.. the fries are awesome, the shakes are one of a kind, and the burgers are out of this world! Don't forget the special sauce, and the onions are optional!
I can't wait to go get one - it's calling my name!

With the mercury at 98 degrees yesterday, Frisco Commons had a fun mix of kids taking advantage of this feature. Everyone needs to find a way to stay cool in the Texas heat and Frisco Commons is a fun place to accomplish exactly that.
Frisco Commons also has a Grand pavilion, large performing amphitheater, large fully stocked pond, veteran's memorial, Frisco's largest playground system, nature garden, picnic tables & benches, BBQ grills, restroom facility, and 1 mile of walking trails.Awards: "2005 Park Design Excellence Award" by the Texas Recreation & Park Society, The Metroplex's Best Family Park, by Dallas Child Magazine and the "2008 Facility Design Award - Class II" by the National Recreation amd Parks Association, Southwest Regional Council.

Good Schools in North Texas!

The Dallas / Ft. Wroth area is growing at a phenomenal rate, and that is largely due to the great family life that is offered here. Dallas has it all, and if it doesn't have it yet - it will probably be getting it soon! One of the most attractive things about the Dallas suburbs is the great public school districts. According to this website:
http://www.neighborhoodscout.com/tx/schools/
Eight of the top ten public school districts are suburbs of Dallas. Rounding out the top ten are Allen and Plano. These cities offer great home communities targeted with amenities for families, parks and activities, and of course good schools. Both Allen Real Estate and Plano Real Estate markets are booming as they are only a short drive from downtown Dallas.
Check out each of these cities school district home pages for more information. Our children are worth the investment of a better education and a great place to live!

Frisco Texas Schools

Frisco Education and School SystemFrisco ISD continues to be the fastest growing school district in the state of Texas. During the past six years, FISD has grown 20-30 percent annually in student population. Within the 72 square miles of the city’s district, FISD serves residents of Collin and Denton Counties including residents of Frisco, and some portions of Plano, Little Elm and McKinney. Our public school system has also been one of the strong reasons why people buy real estate in Frisco TX . When compared to the public education systems with the rest of the country, Frisco, Prosper, Plano, Allen and McKinney school districts are competitive and have been compared to a private education system. Frisco Independent School District schools are ranked top 10% in Texas. The student-teacher ratio is low this gives students the proper attention and a quality education. School children start at age 5-6 in Kindergarten through 5th Grade in Elementary school, 6th, 7th and 8th graders are in Middle School and 9th-12th go to high school. Higher education classes are also available to Frisco residents. Frisco is home to the Preston Ridge campus of the Collin County Community College. Just a few miles away, Plano is also home to the Southern Methodist University (SMU) Plano campus as well as the University of Dallas.
