Visited some Open Houses today....Have you ever done that without your Client(s)?  It is very fun!  
 
The first Open House, the Realtor was biting everyone's heads off...which was surprising!  Aren't you supposed to be trying to pickup new clients?  I thought to myself, if that Realtor was my Realtor, I would let Them know it's not okay to speak with me that way.  The tone, was surprising and curt! One of my VIP Clients is in the process of purchasing a home.   The home has much deferred maintenance.  It seems the past twenty years it has barely been cared for.  The former owners filled two dumpsters (I may be exagerating but that is what the listing agent told me on the phone a few days ago) before they put the home on the market.
 
What are some things to consider when purchasing a new home?
 
1)  Get the plumbing checked:  That could include septic tanks inspected and certified, turning the water on and off and seeing if there are any noticeable leaks … (2 comments)

Just got off the telephone with a very nice, ambitious lender who was marketing herself from a different area, but said she does loans within the 50 states. 
Have you ever gotten off the telephone and what appeared to be a casual call, turns into a fierce sales call that you feel (exagerating) knocked the wind and umpf out of you for a moment? 
I just did and to tell you the truth, why would I want to refer my precious clients to someone like this....

When was the last time you took a break?  Maybe it was when you were reading the magazine last night?  Or watching TV?  Maybe you got to workout?  However you make "your time"...it's important to remember to do that. How often do we forget that in order to take care of another person, like our clients, we have to be taken care of?  Or maybe it's just we can't seem to squeeze in the time to do it?

I am probably the only person who didn't know this!?  I'm sure not...but, I'm sure there are added benefits to having your listings on Active Rain...Anyone know what they are? 
If you haven't posted your listings on Active Rain, please do!  It's an added benefit and looks like you can have more than one photo for each listing...it's effortless...Go to Listings under "My Home" menu and start entering away...it goes really fast.
Another added AR Bonus...Love it...

It's been a while since I've taken any new listings..mostly because of the prices that I can get for them now are normally not high enough for Sellers.  Call me Crazy, but I have a new listing that is coming out in an EXCEPTIONAL & DESIRABLE AREA....and, I'm WILLING to take the chance! (Price Range is approx mid $900,000's)

What are some of the advantages of taking an overpriced listing in a highly desirable area?
Disadvantages?
