bank owned: How did you get so honest? - 06/11/11 09:44 AM
Last night I had a showing appointment with a couple I've been working with since last fall. Before they met with me, they had been REALTOR® hopping. But he is very into scouring the internet for all the best information (his favorite is Zillow) and came across my website. I explained that they didn't need to call different agents, I can show them any house and find out anything they want to know. They liked me and have been loyal clients ever since. They are very specific about what they want and had mostly been looking at distressed properties, bank owned foreclosures … (59 comments)

bank owned: What you need to know about buying a foreclosed home - 06/07/11 02:09 AM
Buying a foreclosed Licking County home? What you need to know. You never know to expect when walking into a bank owned house for the first time. I've seen homes that were obviously loved and a buyer could move right in, although that is not usually the case. In my 10 years as a REALTOR®, I would say I've seen it all, but I doubt it. It not unusual to be greeted by offensive smells when first entering a foreclosure, where you could close your eyes and imagine you've just walked into the animal shelter. I've encountered missing (should have been) permanent … (5 comments)

bank owned: Mold - 05/19/11 09:52 AM
There are many homes coming on the market after sitting vacant with the utilities off. Moisture often enters these homes by a busted water line, condensation or water intrusion from the outside. Since mold spores are microscopic and exist virtually everywhere, I'm actually surprised when I don't see any obvious mold growth. My team leader, Judith Green, lists a lot of bank owned homes and I, as a buyer's agent for her, show many of these homes. So many buyers will look at something that appears to be mold and it happens to … (1 comments)

bank owned: Multiple Offer Situations - 05/16/11 03:44 AM
Multiple Offer SituationsThe Real Estate Market is slow and values are down. I think most would say that this is a Buyer's Market. As a buyer, you might feel powerful and think you hold all the cards. But the truth is, we are seeing a lot of competition among buyers which results in Multiple Offer Situations. In my 10 years as a real estate agent, I've seen MANY bank owned foreclosure or REO (Real Estate Owned) properties come on the market at such a competitive price that there were several buyers hoping to be THE buyer. It doesn't usually matter if you were … (1 comments)
