Unless you've been living under a rock, had your head in the sand or been cryogenically frozen for the last decade, you know that the real estate market has taken a huge hit. Here's a great blog by Russel Ray about ways you can use your home inspection report.  Home inspections are so important.  Sometimes a buyer might just need to know what kind of work they're getting into and a home inspection does work as a to do list.
Other times, a buyer might find out that a major problem exists and they wouldn't have known without the home inspection.  This allows the buyer to possibly renegotiate with the seller or even back out of the deal if they choose.

I have investors who don't have inspections, but they buy a lot of homes, they know what to check and expect to make some major repairs.If you're getting an FHA loan, your lender is very likely going to require termite/wood destroying insect inspection and a gas line inspection. Licking County Plat Maps are easily accessed online. You could go to the Engineer's Website to access Tax Maps, but you'll end up with something like this,  which is all of Licking County. From here, you would have to zoom in a little at a time and hope you can find the right plat.The simplest way to find a specific plat map, is to start out at The Official Site of Licking County, Ohio, hover over the Administrative tab and a menu will appear, choose Auditor.

I had an idea for a blog about Buyer Representation, but when I saw this one originally posted by Peggy Chirico, it says just about everything I wanted to cover.  Peggy is in Connecticut, but it sounds like the laws are very similar to here in Ohio.

I always ask if someone is already represented by an agent, if they are, they need to contact their agent.  If their agent is out of town or busy, they need to ask their agent what to do about that.  The answer should never be to use another agent to show you a property, unless that agent has some type of arrangement with your agent.
To say that a real estate agent is just "in it for the money", may sound bad.  But, aren't we all in our jobs, for the money?

We live in the country and it's not unusual to see bugs in our house. Sometimes we even bring them in on our firewood. Spiders are quite common, I've even heard that no matter where you are, you're never more than a foot or two away from a spider.
