Homes in Covington and Newton County newly listed on the Georgia Multiple Listing Service during July totaled 246, down 34.9% from the same period last year.  However, pending sales in July were up by 32.8% over a year ago.  The reason is three-fold… July is historically a good selling season as families try to get resettled before school reopens, home prices remain depressed as opposed to last year, and mortgage interest rates remain low.

I grew up in the South eating home-cooked Southern food.  My Mom was a great cook, as is my wife.  But Mom always cooked in ways that we've come to realize weren't so good for you.  Her biscuits were made with lard.  Chicken, or pork chops or steak was fried.  Most veggies were cooked with fat back.  And the cornbread was always slathered with butter.  The result... yummy food, bouts with being overweight, and cholesterol pills.

At the end of this year's first quarter, here's what's happening in the Covington and Newton County Georgia real estate market.
According to the Georgia Multiple Listing Service (GAMLS), there are currently 1964 single family homes actively listed for sale in Covington and Newton County.  The average list price of these 1964 homes is $207,125., and they have been on the market for an average of 133 days.

Around the first of a new month and time for another look at the Real Estate market statistics for the month of September.  In Covington, Georgia and Newton County during the month of September, there were 2101 single family residences actively listed for sale.  The average Days On Market, or length of time these homes have been for sale, has reached 114 days.  During September, 107 homes were sold.  They had been on the market for an average of 98 days.

Last Friday was a stellar day!  Footings for the model home and the first two specs were poured in a new Traditional Neighborhood Development in Covington.
Dorchester Placeis new neighborhood being built in the heart of Covington's historic district just about three blocks off the town square.  Judging from the public interest we've had since we started taking lot reservations a couple of months ago, the neighborhood is long-awaited and much anticipated... but by no one more than me!

I walked out my front door this morning, coffee mug in hand, to pick up my newspapers.  The AJC seemed about normal size for a Wednesday morning, but, Hmmm... the "Covington News" seemed a bit thicker than normal.  The Covington News is our official outlet for legal notices in Newton County.  When I turned to the "Public Notices" section the reason was evident... 17 full pages today of Notices of Sale Under Power!  That's foreclosures, folks.  And it's up two pages from last month.  At an average of about 9.5 notices per page, that equates to about 162 homes this period.  … (2 comments)
