team nelson: First Showing=Offer and Executed Contract - 10/23/12 07:09 AM
The first time I saw this potential listing in Lewisville, Texas,  I was a little afraid.  It was not anywhere near show ready.  You couldn't see the great floors or new light fixtures.  But fast forward four weeks and here we are...an executed contract after three days on the market.
When they came to me with their thoughts on price, I showed them the comps and they agreed to price it where I felt their home would sell quickest.
When I visited the house three days prior to listing, I was pleasantly surprised.  It was clean, decluttered and in great … (19 comments)

team nelson: Honesty Really Is The Best Policy - 04/16/12 10:46 PM
Well, let me preface that by saying, in most circumstances, that is true.  Maybe not when your three year old asks if their art is the best you've ever seen or your future mother-in-law asks how you like her meatloaf...when you're a vegetarian.
But, one area it is important to be honest is when pricing homes and informing sellers on the area market conditions.  I have had numerous discussions with sellers about the true value of their home.  My feeling on value is that it should be worth what a buyer is willing to pay for it but that is obviously … (10 comments)

team nelson: Highland Village Garage Sales! - 04/10/12 01:54 AM
Spring has sprung and you know what that means...it's garage sale season!

I hope and pray this is the LAST time I need to market my maternity clothes for sale.  I sold a bunch of what I had a few years ago at our garage sale and ended up needing them again.  Oops!
Castlewood and Highland Shores subdivisions are holding garage sales this Saturday, April 14 from 8am-12pm.  In my experience as both a seller and a shopper, these are GREAT opportunities to find high quality stuff that people are just ready to get rid of.
So, bring your … (0 comments)

team nelson: Got Input? - 04/07/12 02:16 PM
One of the things I love most about Highland Village, TX is the great trail system and parks weaving in and out of our beautiful city.
I saw a few of these signs out last week while enjoying the cool spring weather with my kids and hound.
The City of Highland Village Parks and Recreation Department is holding a public forum on Thursday, April 12 from 6-7:30 pm at the Robert and Lee DuVall Center.  Conceptual plans will be available for public comment during this come-and-go format for two park sites.
Marauder Park is actually located behind this sign and … (0 comments)

team nelson: You Name It! - 04/07/12 07:23 AM
Think you have a great name for the new city park in Highland Village, TX?
The City of Highland Village and the Parks and Recreation Board are asking for your suggestions for naming the new city park located at 707 Highland Village Road.  The site has just over six acres and is a combination of city-owned land and U.S. Army Corps of Engineers leased land.
Designated as a neighborhood park, the City believes the park will be very popular due to its water frontage.

team nelson: A Sign Of Our Times in Highland Village, TX - 03/27/12 06:26 AM
Inventory is low.
I have two clients under contract that need a house and we've scoured the streets.  I've searched expired, cancelled and withdrawn listings with no luck.
Here in Highland Village, it's turned into a seller's market.  Price your home well and be in good shape, it's gone before it even hits the MLS.  I had one recently where an agent lived two doors down and had two showings before the house was officially listed.  After that, we had 13 showings in four days and two offers with another that would have written one.
With that being said, … (2 comments)

team nelson: Make Sure You Read Over Your Cell Phone Bill! - 03/25/12 03:21 AM
I do my best to check my bills every month but dang, it's confusing!  This Government fee, that tax, this random charge that I didn't authorize.
Wait, what?
Yep.  I found this little $9.99 charge on my bill this month from AT&T:

I remember getting a text message at 6 am a few nights ago and just deleted it.
I called AT&T and they are reversing the charges of $19.98 to my account.  Apparently this is the second time it has appeared.  The rep said that this is a third-party message that is similar to a pop-up ad.  When … (10 comments)

team nelson: A Place To Put The Mess - 03/24/12 02:17 PM
As a dog walker and resident of Castlewood in Highland Village, Texas, I make sure to do the common courtesy and right thing of picking up the mess my dog leaves behind.  The worst part is walking around with a stink in my stroller that didn't come from my young one.
I sent an email to our community manager asking if the Board would consider purchasing some pet waste stations similar to the one seen here.  This was really brought on by seeing bags left all over the trails instead of being properly disposed.

I was pretty excited (kinda … (5 comments)

team nelson: Highland Village Gets An Upgrade - 01/16/12 09:30 AM
In the most recent City Connections newsletter, it was announced that the City is in the process of implementing a fixed base network automatic water meter reading system or AMI. Part of this project consists of replacing all water meters in the City with new water meters that have the capability to log, store and send water consumption data to the City daily.
AMI will be used in conjunction with our billing system to eliminate the need for water meter readers. An AMI system will allow customer service representatives to answer customer inquiries with up to date and accurate water consumption … (2 comments)

team nelson: I Love Referring Agents from ActiveRain! - 01/06/12 03:44 AM
I am very fortunate to have clients that trust me for referrals, even if that means helping them find agents in other parts of the country.
The first place I look is in The Rain.  I have never been disappointed and today was no exception!
I got an email yesterday from a client of mine who has a friend needing to sell in Spring, TX.  I knew I could count on ActiveRain to lead me in the right direction.  I took a look at Paula McDonald's blog and saw that she updated her blog quite often.  Not only that but with … (5 comments)
