Why you ask?  I actually was able to give some good news to a new seller.  Due to the negative news they have been reading, they felt like it was hopeless to get their sold sign.  After just a few minutes together, they now know that they will get their sold sign and more likely for MORE than they expected.  Isn't that refreshing.

Having your home on the market and having it shown is a very interesting time of the process.  We hope these tips will help you make it easier.
1.  Put on the lights.  Turn on all the lights in the house.  Buyers want light and bright so it is important to do this whenever possible.
2.  Take the dog out for a walk.  Not everyone loves dogs and some are allergic so it is important to have it comfortable for the buyer.

This weekend we have a great South Florida event, The Boat Show.  This is the perfect weekend to come downtown West Palm Beach on the docks and look at boats and luxury yachts.  There is everything from your fishing boats, catamarans and lots of fun things to look at.  Be sure to visit the Cheeca Lodge Barge for a drink and the barge was in the Ft. The window has been opened to OPPORTUNITY and we just don't know how long it will stay open.  It is time to get in the market and take advantage of the amazing Florida prices and the interest rates that are historical.  When I purchased my first home, we had an adjustable rate of 13.5%.  So I want to shout the message everywhere I go, it's time to BUY!!!!!  What a lucky time to be in the market.

This is one of the most mis-understood facts about buying, that it doesn't matter who I select to do the loan.  In today's world, it really does matter.  What questions should you ask to make sure you are in the right hands.
1.  How do you handle the underwriting process?  Do you do it in house and if not, where is it located?  In house underwriting is CRITICAL.  This allows loans to be closed in weeks not months.

YES, YES & YES!  If I have a client that wants to sell in the next year or two or maybe even three, now is a great time.  Why?  There are several reasons.
1.  Buyers are urgent about buying now due to interest rate concern.  The bump up of the rates caused buyers to pay attention.  They are out there right now!
