Well my first ever first-time homebuyer classes are finished (for now) and I feel that they were successful at getting some valuable information out there for first-timers. This is such a great time to buy your first home. I've asked a number of Realtors who have been in the business for over 30 years and they believe this is the best opportunity since they've been in real estate. I just listened to a presentation on the new USDA Rural Development Guaranteed Rural Housing Loan at a meeting yesterday and it looks like the ideal type of loan for first-time homebuyers in the Darke County, Ohio area.

If you were or are confused about the $8000 tax credit you're not alone. Hopefully I can clear some things up for those of you who are looking at the possibility of choosing this as an option.First, the original tax credit was $7500 for first time homebuyers but it was more like an interest free loan. The government basically was loaning this money but it would have to be paid back over the next 15 years every time you filed your taxes ($500 a year). A thought crossed my mind the other day after writing a blog article for first time home-buyers, would it be beneficial to offer a clinic or classes to people seeking more information on buying a home for the first time?  The clinic would feature:
1.  Loan Officer         To explain the many different types of financing available, process for preapproval,  steps
                                 to secure a mortgage, etc.
2.  Real Estate Agent  To help them understand the search process, making offers, negotiating, relationships,
                                 contracts, and a host of other things we do.

I meet many people who have been renting and are wondering when is the best time to start their search for a new home.  Here are some guidelines and things to think about before you begin.
1.  Down Payment   -   Some lenders don't require one but it is advisable to save up at least 20% of the purchase
                                price so you aren't required to carry PMI (Purchase Mortgage Insurance) which only adds to
                                to your monthly payment.  There are programs where you can get financing for this through

I am considering doing a First Time Home-buyers Clinic and am wondering if any of you have done anything like this?  I would love to hear your comments, suggestions, content, etc....  I am very interested in helping people find their first home and feel I have a wealth of information to help them find that right place.  I am considering having other people there too, like, a loan officer, home inspector, title company, and insurance agent.
I value experiences first.   What do you think?
