Buyer's always want to know how low can they offer? My response is let me pull the comps and check out sales and listing history. I try to pin a number that an appraiser will use. In running a CMA it is so important to note that unique properties are a challenge, to compare apples to apples. Horse ranches, citrus, groves, vineyards with land wells and septics, will rarely comply to square foot analysis, like it does  for housing tracts.

Ah, the new wave of how to buy a house in the sea of toxic assets. Also known as someones gonna be Dreamhome. If you have yet to venture into purchasing an REO aka Bank Owned, this is what "as is" IS! You make the offer it gets accepted by the Bank aka toxic asset servicer.

All buyers deserve to have proper representation and it’s impossible if the listing agent is doing his job properly. My team and I are listing agents, and we ONLY represent the seller.There are always bumps in the road to the closing table, and buyers without representation are at a great disadvantage.Our seller will always win if the buyer is without representation.

On a $300000 purchase that's $6000 per year or $500 per month plus HOA $100.00 per month. That is why all borrowers need to check the GFE form their lenders! AKA Good Faith Estimate don't have one ask!

DRIVE BY ONLY. SHORT SALE APPROVED AT 175k. No seller paid termite, no seller paid home warranty, sold in as-is condition. Buyer to pay $175k+ plus $3k as a 'seller contribution' to the lender. I deal with 5-8 e-mails per day requesting information on homes for sale. As a BUYER before we go looking for your new DREAM HOME you will need to have in hand a Loan Approval Letter and Proof Of Funds to close the transaction.

First the Banks flood the market, drive the prices down and now there is a slow trickle of available homes here in Riverside County, Ca.
