Buyer's always want to know how low can they offer? My response is let me pull the comps and check out sales and listing history. I try to pin a number that an appraiser will use. In running a CMA it is so important to note that unique properties are a challenge, to compare apples to apples. Horse ranches, citrus, groves, vineyards with land wells and septics, will rarely comply to square foot analysis, like it does  for housing tracts.

Dream Home For Sale. But not for the faint of heart. The biggest negative about this home was inorder to qualify for a loan, a potetial buyer had to qualify for $50,000 more than what the sellers were selling it for. The reason was the solar lease, because it was attached to the county tax roll, the lender had to figure the monthly lease amount and the Mello Roos with the 1% purchase price, property tax amount totaled an extra $650.00 a month, then add the PITI. WHO VOTED FOR THIS INSANITY????? Real Estate sales tax:Under the new health care bill - did you know that all real estate transactions are now subject to a 3.8% Sales Tax?  The bulk of these new taxes don't kick in until 2013 (presumably after Obama's re-election).  You can thank Nancy, Harry and Barack and your local Democrat Congressman for this one.  If you sell your $400,000 home, there will be a $15,200 tax.  This bill is set to screw the retiring generation who often downsize their homes.  Is this "Hope & Change" great or what.  Just about the time we could see … (0 comments)
