The Hays County Tx. Dripping Springs area stats are out. We had a drop of 1.4% in listing price but conversely realized a .05% increase in sales price. In my opinion the biggest change is the days on market (DOM) up 13.2% to 110. The moral of the story, price your home aggressively and be patient. You'll end up netting more in the end.

Growth for our little town is inevitable although some jokingly suggested we put up a gate on highway 290 once the HEB grocery opens. More development proposed for Dripping Springs, Texas.   Richard Kunz and Avalon development are partnering to build affordable housing on the undeveloped portion of Howard Ranch.  The development will be comprised of single family residences, townhomes, apartments, and an assisted living facility. Prices are targeted from the mid $100,000's to upper $200,000's.
Pending city approvals, construction is expected to start in the second half of 2010, with the first lots ready for sale before 2011.

A mind is a terrible thing to waste.  When we were looking for a home in the Polo Club at Rooster Springs, our first priority was our children's minds, and their education.  Dripping Springs Independent School District fit the bill.

I had a client ask me yesterday, "What's the market going to look like in the spring?"  I don't have a crystal ball, but here's one man's opinion. I Live and work in a small town just outside of Austin Texas called Dripping Springs. Our housing market hasn't been affected as harshly as some parts of the country but things have slowed down and prices have stagnated.  As real estate is a highly regional market I feel like I need to offer this disclaimer.

Go Tigers!  The 2009 public school rankings put out by a children's advocacy group, Children at Risk, ranked Dripping Springs High School number 5 out of 47 pubic high schools in the greater Austin area.  The advocacy group used factors such as national and state test scores, class size, graduation rates and levels of poverty to rank their school.

Why wouldn't you consider Austin if you are thinking about relocating. It seems like every time I see a top ten list Austin is on it. I started researching Austin about 5 years ago and relocated here 3 years ago and I've never looked back. Take a look at some of the top 10 list below and I think you'll agree, there's something for everyone. 
Call me if you want our top ten list for Southwest Austin and Dripping Springs, Texas....  The list gets better and better.

It's a great place to call home. Dripping Springs Texas is a sleepy little town just outside of Austin. Moving here, for me, was like taking a step back in time to my childhood. I grew up in a small Midwest town where everybody new your name, parents watched out for each others kids and everyone went to church on Sunday.
