buying a home: Question: What’s Different About Buying a Short Sale or Foreclosure? - 01/16/11 11:46 PM
When showing clients homes, the discussion of buying short sales and foreclosures usually comes up. Here is an article I found on the ActiveRain network by a fellow Realtor describing the differences of them.  Hope this helps!

I often hear this question from buyers, even if they’ve bought real estate in the past. Never has there been such a large percentage of distressed sales available to consider, and understanding the nuances is an important part of purchasing decision.
Regular Sale The seller is the owner of the property, and the person making decisions on any offers received. They typically … (7 comments)

buying a home: Homebuying Advice - Talk to the Neighbors - 01/15/11 05:05 AM
Wow - great article for buyers looking for a new home.  Go and introduce your self to the neighbors, and see what kind of information you can get about the neighborhood, the house, the schools, and maybe even the neighbors themselves. Writen by Benjamin Clark - follow his link to the article he wrote in the Chicago Tribune.

One of the things I recommend Buyers do when considering an offer on a home, or that they do as part of their due diligence, is make contact with the surrounding neighbors.
For one thing, they will tell you all kinds of things … (1 comments)

buying a home: Home Maintenance Rules You Should Know - 02/25/10 05:33 AM
Buying a home can be a huge financial expense and the expense doesn't stop there.  However, ongoing home maintenance doesn't have to be a huge expense when you do it on a regular basis.  We have some home maintenance rules for homeowners to follow regularly that will help them keep the cost of home maintenance down.
A good rule to follow for normal home maintenance is the 1% rule.  The 1% normal home maintenance rule suggests that you should spend around 1% of the value of the home per year.  For example, a $150,000 home would need $1,500 per year … (4 comments)

buying a home: Do you use birth control? - 01/22/10 11:45 AM
Before I explain that question, let me ask you this one: "How long have you been in the business?" Ever have someone ask you that? Here's my answer, and it will really make you think!
I was in the business before we had the Equal Credit Opportunity Act (ECOA). ECOA went into law in 1976, and protects against discrimination based on race, color, religion, national origin, sex or marital status, or age.
So, you ask???
Well, when I was first in this business, if I were taking a loan application from a married couple that were of … (5 comments)

buying a home: Your Running Out of Time on the First Time Home Buyer Tax Credit - 01/22/10 06:39 AM
Your Running Out of Time on the First Time Home Buyer Tax Credit. Did you know there are only 100 days left to get in on this great incentive? That's right at 11:59 pm of April 30, 2010 the tax credit will expire and the likelihood of it being extended is pretty grim.
For most first time home buyers it takes time to find the right house, you could get lucky and find the right house and get your offer accepted in just a matter of days, however for most that doesnt seem to be the case. This process can … (0 comments)

buying a home: "AS IS" What Does That Really Mean? - 01/20/10 11:55 AM
In today's real estate market - the words "AS IS" are used a lot.   But what does it really mean to your clients?
For Buyers it means that they should:
still do a home inspection, fill out the BINSR (Buyer Inspection Seller Response) forms, whenever agreeing to the words "AS IS" - to sign the AS IS addendum's and make sure it is incorporated into the purchase contract and explained carefully So what is a Buyer agreeing to under "AS IS" terms?  That the premise is being sold in it's existing condition and the Buyer is waiving rights to three things:
Seller warranties … (5 comments)

buying a home: How to File for $8,000 Tax Credit - 01/19/10 07:29 AM
For those that have or planning to purchase:

From, we have just learned that the way the IRS is "handling" the tax credit is turning into yet another stumbling block to helping the real estate market recover. This seems to me to be so unfair! Anyone who qualified for the credit probably could really use that money, whether to repay mom and dad for the down payment loan or as cash to repair that fixer-upper they bought. I'm going to email the article and link this out to my clients IRS Form 5405.

buying a home: Frankly My Dear Lender, We Didn't Care About That "Piddly" $17.00 Payment - 01/08/10 02:07 AM
Great blog for buyers, check it out:
With anxious Tucson home buyers yesterday, I saw the lender's smile turn to a scowl as she reviewed their credit report.   Clearly, the Buyer's  "forgot" to mention a few things.   When the lender asked them about  late payments on two credit cards, the Buyer's responded,
"We didn't care to pay it- it's just a piddly $17.00 a month."          Oh.  Okay.  Hmmm.
The lender, now looking at her watch,  sharply said, "Well if you don't care to pay $17.00 a month how do you intend to convince me you are going to pay $600.00 a … (0 comments)

buying a home: Termite Warranties, Know What They Cover - 12/30/09 02:07 PM
Clients of mine recently returned to their home here in Sun City Grand after spending the summer at their home base in Missouri. They purchased their winter home from me in the spring of 2009.
During the inspection period they had a termite inspection. At that time no termites were detected. The previous owner had a transferrable termite warranty on the home that was good for 1 year from the time it was purchased.
Since their return to Sun City Grand, they have gutted the home for a total remodel. Base boards have been pulled and the whole nine yards.

buying a home: Terms: Down Payment - 12/16/09 06:04 AM
Terms are often overlooked because people are so preoccupied with price in this economy. However, they are, in many cases, just as important as price. I often have buyers question what difference the size of their down payment makes to the seller, since the money is just as green if it comes from the lender is it did their bank account. In a zero sum world, this is true. But context is important, and there is an immutable law that cannot be avoided:
Guarantees cost money. Certainty costs money.
If you are going to put 20% or more down on … (0 comments)

buying a home: What The Client Should Expect From A Home Inspection - 12/10/09 09:18 PM
The longer I am in this field of home inspection, the more apparent it becomes to me that most buyers, or sellers contracting for a pre-listing inspection, have no clue as to what it is that a home inspector is looking for or what that inspector will be reporting on.
Home inspections and standards of practice vary from association to association and from state to state. My description of the process is general but it should be helpful for those who are unfamiliar with the field of home inspection. In this synopsis, I am not attempting to list every system or component that might, possibly, be viewed during the … (2 comments)
