apartment repair: So You're Not A Slumlord - 12/18/15 10:06 PM
So You're Not A Slumlord

Quick repairs on rental property in Sacramento happen for us on a regular basis. Usually it is in the form of repair that the on-site maintenance staff is not qualified to do or they do not have the time to quickly make a repair. So we get a call.
Getting to the job site to see the problem fast is important, it shows to we can get on this right away. We like to get the estimate back to them and put the ball back in their court. If they want this done, all they need … (9 comments)

apartment repair: Look In The Bathroom, You Can't Miss It! - 06/03/15 11:12 PM

Look In The Bathroom, You Can't Miss It!

One of the things that I enjoy about being a contractor who works in apartment communities is that there is always new things that pop up. It is not uncommon for a manager to ask me if I have time to look at something else while I am on site. I always say yes, if I can.
While installing a new entry door to one unit, the staff seemed a little desperate to have me look at a problem with the drywall in an occupied unit. While the description of what is wrong often doesn't … (22 comments)

Somethings There Is A Tradeoff!

When working in an apartment community there are times when you have to work around the schedules of others. With this comes a trade off by all those involved. If all parties work together and are willing to make some sacrifices, work can get done.
We are doing some stabilization work to the framing of the floor and ceiling of a unit, there seems to be a lot of movment that the resident noticed. To do this project, we have to get inside his unit and get access to the problem areas. However, he has limited us to … (6 comments)

apartment repair: Concrete Wall Clues of Proper Construction - 03/20/15 11:29 PM

Concrete Wall Clues of Proper Construction

I had to do some repairs to a cracked section of a concrete wall in North Highland area of Sacramento. The cracks were causing the wall to lean into the adjoining property and was at risk of falling over. A section of the concrete block wall need to be removed and a new one built. We did that!
In the process of drying over the next couple of days, some things were being revealed. This shot shows that some of the vertical cells of the concrete blocks were filled with concrete. … (7 comments)

apartment repair: Insurance Claim in the Apartment May Have Opened an Upgraded Market in Roseville - 03/20/15 11:15 PM

Insurance Claim in the Apartment May Have
Opened an Upgraded Market in Roseville

There is an apartment community in Sacramento Region, in the city of Roseville, that had a moisture condition that destroyed the common wall between two kitchens of two units. The water damage included the drywall, cabinets, and counters among many things. These items were then upgraded when putting back together.
These were not super fancy, high-end improvements but certainly nicer than the rest of the apartments in that area. As a test, and mostly covered by the insurance claim, the unit used the improvements … (15 comments)

apartment repair: Leave Me A Key, I’ll See What I Can Do! - 02/06/15 10:51 PM

Leave Me A Key, I’ll See What I Can Do!

There was a scheduled move-in yesterday that got flooded the night before. The tenants have traveled across several states to get to Sacramento to move in this weekend. They were given the bad news and made arrangement to stay with some relative in the area. But now what?
There were other units available but the really wanted this premium location, so the water damage needs to be corrected right away and get them in ASAP. The management company contact their contractor with the same information, and is yet … (12 comments)

apartment repair: How About If I Come Back When You Are Ready? - 12/09/14 04:35 PM

How About If I Come Back When You Are Ready?

One of the most frustrating things that happens when doing repairs in an apartment community is that the tenants aren't always ready and respectful of the contractors time. So if there is something that needs to be done inside someones unit that is not an emergency, generally a 24 hour notice is necessary to enter the unit. I work regularly under this type of scheduling.

As you may guess, it can be a bit tricky in maintaining a productive schedule when others are involved. Most people … (19 comments)

So You Think Your Carpets Are Clean?
Move Your Couch!

It is at the time a tenant moves out that I get calls for contractor repairs. The leaks that were not reported, the cracked counter top, or the rusted gutter all become quite clear upon walking into that vacant Sacramento property. Now is the time to see what needs to be done.
Since I do spend a lot of time repairing apartment buildings in Sacramento, I get to see many of the tenants. Some I may see for years and even know them by name. There was one … (11 comments)

The Secret To A Successful Water Leak Repair In An Apartment Home

When a water leak happens in an apartment the damage can be pretty extensive. Getting the right general contractor to coordinate the repair project can make all the difference in keeping all the parties happy. Without an experienced contractor the project can be a nightmare.
Steps that a general contractor should follow

Good Communication.
This may be the most important point in the project and needs to run from start to finish. Nothing is more important than constant flow of information between contractor, management, and … (4 comments)

apartment repair: The Answer Seams Easy To Me, Keep It Away From The Water - 05/08/13 05:17 PM

We use water in the kitchen on a daily basis; it wouldn’t be a kitchen without it. Where the water ends up can be damaging to many of the surfaces found in the room. Water can swell, rot, and damage any of the wood surfaces over time, so it is important to keep these surfaces dry.
I came across a kitchen counter today that had a plastic laminate counter. This is not all that uncommon in older homes and the product is still being installed today. When it comes to water, the plastic laminate can handle the moisture … (19 comments)

apartment repair: The Roof is Leaking Over My Apartment - 12/27/12 04:48 PM

The Roof is Leaking Over My Apartment

There are many ways for a water to get into an apartment unit. A roof leak is one of the most common sources of water intrusion, and it can appear in many different forms. Water from the roof will tend to puddle on the back side of the sheetrock on the ceiling; as the moisture begins to build up, that puddle will expand.
The standing water will continue to grow until it reaches a new path, this is usually at the seams of the sheetrock. Inside the apartment you will not see … (6 comments)

apartment repair: Poor pipe strapping can lead to cracked drainage pipes - Photo - 12/17/12 10:06 PM

Poor pipe strapping can lead to cracked drainage pipes!

We have had numerous calls for repairs to drainage lines in a local apartment community. The repairs have been centered on a common problem in the ABS drain pipes. The stress on the pipe over time has caused the pipes to crack within the walls of the apartment, causing damage to the building. The drainage pipes were not strapped well enough to hard the pipes from movement.
