Sure, I can bid on that!

While working on a large project at an apartment community yesterday, there was a lot of comotion going on just outside the property. Since we were busy doing our jobs we didn't pay much attention to all that was happening. In a short time span the police, fire department, ambulence and tow truck all came and went after a serious crash.
I heard that it was a single car accdent details only after being called into the office. It appears that the car drove at 80mph into a concrete block wall. They need an estimate to repair … (23 comments)

Mysterious soft spot in the kitchen

The new tenants were pleased with there new home but had a question regarding a spot in the kitchen floor. The area had a lot of “give” to it and it didn't feel normal. I was called to look at the problem and help out.
There was no signs of moisture in the material and nothing in the unit below that helped answer the question. Since the problem needed to be addressed, I suggested opening the floor to look. My first observation was that there were four layers of vinyl over the sub-flooring. This is … (15 comments)

That Wood Fence Isn't Too Bad,
Just Need Some New Fence Posts

Wood fences are not all the difficult in design. Strong posts to keep things up and straight, good framing to support the fencing, and a lasting connection to the fence boards. Each of these are important to a good fence.
Came across this one yesterday that was not too bad but some of the fence posts have rotted at the ground. New pressure treated lumber clear of the soil will bring this old fence back to good form.

Your Balcony Is Falling Apart

As a general contractor in Sacramento, I get to see a lot of problem decks and balconies. Some are dangerous and in need of repair. The danger is not always easy to spot, especially when it has been covered up for so long.
Look at this balcony…

The railings have began to sag from the span and the concrete deck has movement in the cracked surface. this is a sure sign of water damage under the surface and into the framing members.

Yes I Do See The Crack In The Concrete Wall,
But What's Up With The Razor-wire?

As a General Contractor in the Sacramento Region, I get to work on homes throughout the area. I have an opportunity to do repairs and improvements, and see many different sights.
I was called to look at some cracking in a concrete block wall in Citrus Heights. The damaged wall was caused by the roots of a very large tree. All of that can be fixed in a timely manner.
What really concerned me was the security measures taken by some … (17 comments)

citrus heights: When Lightweight Concrete Cracks - 07/22/14 04:41 PM

When Lightweight Concrete Cracks

I have heard many times that there are two kinds of concrete; one is cracked and the other is going to crack. Now I don't know it this is necessary true in all cases, I've seen some pretty old concrete that is still going strong. There is some truth to this statement though.
Concrete is a very hard surface but it doesn't handle movement very well. This lack of tinsel strength is what leads to the cracking in concrete. The concrete can be reinforced, this will help stabilize some additional movement. This movement can be … (14 comments)

citrus heights: Five Apartments in Five Days, Last One is Tomorrow! - 07/15/14 03:44 PM

Five Apartments in Five Days,
Last One is Tomorrow!

So I have been working on the removal and installation of cabinets, counters, sinks, disposals, exhaust fans and related accessories in each of five apartment units. These apartments are all occupied and need to be completed on the same day.

It has been something that has been in the works for quite some time and now things are coming to a close soon. The last units is now loaded and ready to bring to the site tomorrow morning. At the end of the day, the … (10 comments)

citrus heights: Wish me luck! - 06/29/14 03:32 PM

I looks like the temperatures are getting well into the 100's tomorrow in the Sacramento Valley. We have to be outside most of the day and will make every effort to stay hydrated and rested.

Ironically, we will be replacing a number of wall air conditioner units in an apartment community in Citrus Heights.

Wish me luck!

Preparation is Key to a Clean Wall Spray Texture Job
in Sacramento, CA

I spent the better part of a day, finding and repairing a hidden drain pipe leak in Sacramento. After cleaning up the mess and moisture damaged materials, we ran a dehumidifier and fans all night. Things were ready to patch up today and once I got

to the point where I needed to prepare for texture, all the surrounding surfaces had to be covered.

Preparing the area for texture can take a while, the air that flows through the gun can blow the plastic … (18 comments)

I See The Hanging Light, But What About All That Rotted Wood?

Proper lighting around the exterior of an apartment or home is very important. I got a call to take a look at the lighting near the garbage dumpster of an apartment community; the light was falling off.
In looking at an exterior light that was coming down near a garbage dumpster, I couldn’t help but notice that the wood was severely rotted. The rot had been going on for quite some time with no repairs made to correct the problem.
Sure I could probably get … (44 comments)

Sure I’ll Repair Your Citrus Heights Fence;
Where Is It?

As a general contractor in the Sacramento, CA area, I get calls for the repair and replacement of wood fencing. On a recent home visit, I had difficulty even see where the existing fence was located. The wood fence is buried deep within the overgrown landscaping of this backyard.
Impossible?
No, but we will likely have to get permission to come in from the back side neighbors home. The two are sharing the cost, is I hope this works out.  J

citrus heights: Apartment tub has had a slow leak, it finally made itself known. - 08/05/13 11:44 PM

This Citrus Heights Apartment tub has had a slow leak for years, it finally made itself known.

“I have a leaking tub in the upstairs unit, and water is pouring into the downstairs bathroom”

This is the frantic call that I received on Monday morning that changed my schedule for the day. Being a fixer of water related damages, I headed over to go to work. The maintenance staff

had opened the ceiling in a few places to get a look at the source of the water before calling me.
That always helps; I can get a … (14 comments)

Sometimes You Have To Work On A Holiday

Although yesterday was a holiday and the temperatures in the 100’s, I felt it was worth going to work to help some clients in a bind. I get emergency calls all the time, some more urgent than others.

I had two emergency calls that needed attention.

The first call was for a water heater replacement in Sacramento. The tenant had been without hot water for two days; the earliest I could have gotten out there would have been Monday if not the Fourth of July. I … (13 comments)

citrus heights: Van Maren Park - A Cute Little Park in Citrus Heights - 05/12/13 10:25 AM

I happened upon a cute little park in the Citrus Heights, Sacramento area the other day. The cozy park is only 7.5 acres but it rests within a quiet community. It offers and playground assembly for the younger children, as well as a basketball court and multipurpose field for those a bit older.

Van Maren Park is a part of the Sunrise Parks and Recreation District.

citrus heights: Help, My Tile Floor Is Sinking! - 03/15/13 06:36 PM

Help, My Tile Floor Is Sinking!
An apartment manager in Sacramento was calling around looking for a contractor to solve a sinking tile floor problem in one of the apartment units. The entry tile at the front door to the unit was no longer a solid, sturdy surface. Many of the contractors that were contacted were either not interested in the job, or had no idea how to address the problem.

As a general contractor with experience in solving problems in apartment communities, I had to see this one. I was told that the tiles were loose and the … (55 comments)

citrus heights: Adding a Dishwasher in an Apartment Kitchen in Sacramento - 01/24/13 06:26 PM

Adding a Dishwasher in an Apartment Kitchen in Sacramento

This is not the first dishwasher installation in an apartment for me, I’ve added hundreds. I not talking about just replacing a dishwasher, I’m talking about cutting into the cabinets and making room for a dishwasher that does not yet exist. There are older communities that did not have a dishwasher when originally built, but the current market expects to have one when they move in.
Today when looking under the kitchen sink for the water and electrical points of connection, I discovered that there was a repair in the … (27 comments)

Kool and the Gang with The Commodores

On Saturday, September 8th, Kool and the Gang with The Commodores
Band will be playing at the Sunrise Mall in Citrus Heights, CA
I had the opportunity to see Kool and the Gang perform before Van Halen earlier this year, they were great! Young and energetic on the stage, two of the original members are still doing the deal. This should be a fun show for those that were lucky enough to be a part of that era.
